Warwick Home Prices Range From $70,600 To $150,000 In Latest Deed Filings

WARWICK -- Twelve property deeds were recorded in Warwick between July 17 and Aug. 15, but only three included a sale price, limiting how much the data can say about the town's broader market this period.

MARKET OVERVIEW Of the 12 recorded transfers, three disclosed a sale price, ranging from $70,600 to $150,000, with a median of $80,000. A count of 12 deeds over four weeks is a moderate volume of recorded activity for a small town, but with nine of 12 transfers listing no consideration amount, the disclosed data is too thin to characterize the period as active or quiet in pricing terms.

TOP SALES The three sales with a disclosed price, in order of value:

95 Shepardson Road sold for $150,000 on Aug. 10. Sellers Melanie L. Schillemat and Brandon M. Schillemat transferred the property to Navy Federal Credit Union.

136 Wendell Road sold for $80,000 on Aug. 5. Sellers Andrew J. Whalen and Jill Delisle transferred the property to Athol Credit Union.

77 Hastings Heights Road sold for $70,600 on Aug. 12. Sellers Sarah J. Soos and Cody J. Soos transferred the property to Greenfield Cooperative Bank.

Bed, bath and square footage figures were not available in the deed records for any of the 12 transactions.

NEIGHBORHOOD BREAKDOWN Wendell Road accounted for four of the 12 recorded deeds during the period, more than any other street: 524, 200, 851 and 136 Wendell Road. Of those four, only 136 Wendell Road disclosed a sale price. The remaining eight deeds were spread across other streets: Winchester Road, Revere Hill Road, Shepardson Road, Old Winchester Road, Orange Road, Robbins Road, Hastings Heights Road, and one entry listing no specific street address.
