Two Priced Sales Show Wide Price Gap in Deerfield Deeds

DEERFIELD -- Nine property transfers were recorded at the Franklin County Registry of Deeds for Deerfield between Sept. 25 and Oct. 24, 2026, but only two of those transactions carried a sale price in the registry's data as of this writing.

MARKET OVERVIEW Nine sales were recorded in Deerfield during the period. Of those, two included a recorded sale price: $305,000 and $588,750, a range of $283,750. The median of the two priced sales was $446,875. The remaining seven transfers have not yet had price data recorded by the registry, which typically appears within about a week of a deed's recording. Because seven of nine transactions still lack pricing information, the data offers limited insight into overall price levels this period; the raw count of nine recorded sales is the most complete volume figure available.

TOP SALES A Deerfield property sold for $588,750 on Oct. 6, the period's highest recorded price. Montague Mechanical Co LLC was the seller and Greenfield Savings Bank was the buyer; no street address was included in the deed record. At 41 Foxtown Road, a sale closed Oct. 1 for $305,000. Sellers were Brenda C. Bullard and Brenda C. McMillen; buyers were Michael E. Doyle and Tiffany M. Doyle. These are the only two transactions for which a sale price has been recorded. Seven additional transfers closed during the period with price not yet available: 33 Stage Road (Oct. 5), 115 Lee Road (Oct. 5), 477 River Road (Oct. 2), 225 Lower Road (Oct. 1), 29 King Philip Avenue (Sept. 28), 10 Hoosac Road (Sept. 25) and 110 Hillside Road (Sept. 25).

NEIGHBORHOOD BREAKDOWN No street name appears more than once among the nine recorded sales, so no street-level clustering is evident this period. Among the two transactions with a known price, one falls under $500,000 (41 Foxtown Road, $305,000) and one falls in the $500,000-to-$1 million range ($588,750, address not specified in the deed). The remaining seven sales cannot be placed into a price tier until their sale prices are recorded.

MARKET NOTES Several of the period's transfers involved banks or mortgage-related entities as sellers or buyers, including Greenfield Savings Bank, Mortgage Electronic Registration Systems Inc., GMAC Mortgage Corp., Florence Bank, Florence Savings Bank and Bank of America NA. Two transfers involved family trusts: the Sandra Kay Leary Revocable Trust, tied to 225 Lower Road, and the Barnes Family Irrevocable Trust, tied to 110 Hillside Road. Beds, baths and square footage are not available from deed records for any of the nine transactions, so no price-per-square-foot comparisons can be made this period.
