Two Highest-Priced Orange Sales Top $400,000 in July Recordings

ORANGE -- Fourteen property deeds were recorded in Orange between July 10 and Aug. 8, but only four listed a sale price, ranging from $120,000 to $475,000. The disclosed sales carried a median price of $270,177.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded 14 transfers involving Orange properties during the period. Of those, four included a stated consideration amount, with prices spanning $120,000 to $475,000 and a median of $270,177 among the disclosed sales. The remaining 10 transfers, roughly 71% of the total, listed no sale price, which is common for deed records and does not necessarily indicate lower-value transactions. Because price data covers less than a third of recorded deeds, the overall count of 14 transfers is the most reliable indicator of activity available from this data set; it does not by itself indicate whether the period was more or less active than other recent months.

TOP SALES

The highest-priced transaction was 856 N. Main St., which sold for $475,000 on July 14. Benjamin Bray was the seller and Highlands Associates the buyer. The same day, 52 East Rd. sold for $415,000, with Meadowbrook LLC selling to JRH Realty Trust. At 50 West Myrtle St., Homrest Property Solutions Inc. sold to Signature Lending LLC for $125,354 on July 10. A condominium unit at 105 North Main St., Unit B, sold for $120,000 on July 13; the seller was listed as North Main St. Unit B North Main Street Condo and Andrew J. Bergmann, and the buyer was Tiago Moura.

NEIGHBORHOOD BREAKDOWN

North Main Street accounted for three of the 14 recorded transfers: the $475,000 sale at 856 N. Main St., a second recording at 856 North Main St. the same day with Benjamin Bray again listed as seller but no price or buyer disclosed, and the $120,000 condo sale at 105 North Main St., Unit B. East Road also saw two transfers: the $415,000 sale at 52 East Rd. and an undisclosed-price transfer at 61 East Rd., where USA Rural Housing Service and USA Agriculture sold to Joshua T. and Elizabeth M. Behrens. Among the four sales with disclosed prices, two fell under $130,000 (West Myrtle Street and North Main Street Unit B) and two exceeded $400,000 (North Main Street and East Road), with no sales reported in the $130,000 to $400,000 range. The remaining nine addresses, including Mattawa Circle, Pine Hill Road, Chase Street, Chestnut Hill, Royalston Road, Memorial Drive and Bacon Street, each had one recorded transfer with no shared street pattern.

MARKET NOTES

Six of the 14 recorded deeds listed a mortgage company, lender or government housing agency as the seller or buyer of record: Mortgage Electronic Registration Systems Inc. appeared as seller in transfers at 142 Mattawa Circle, 193 Royalston Rd. and 10 Memorial Drive; USA Rural Housing Service and USA Agriculture sold the 61 East Rd. property; Homrest Property Solutions Inc. sold to Signature Lending LLC at 50 West Myrtle St.; and Cornerstone Bank sold the property at 37 Bacon St. to Patrick Temple. None of these six transactions disclosed a sale price. One deed involved a trust: 162 Chase St. was transferred by Jeremy T. Galeota, trustee, and an irrevocable trust, with no buyer or price listed. Property types among the 14 transfers included single-family addresses and one condominium unit, at 105 North Main St., Unit B. One recorded deed listed no street address, only "Orange, MA," with Andrew J. Bergmann as seller and no buyer or price disclosed.
