Shutesbury July Sales Span $22,000 to $268,000 With Most Prices Undisclosed

SHUTESBURY -- Fourteen property transfers were recorded in Shutesbury between July 3 and Aug. 1, but only six listed a sale price, ranging from $22,000 to $268,000, according to Franklin County Registry of Deeds records.

MARKET OVERVIEW

The registry recorded 14 deed transfers during the period, but sale prices were disclosed in only six of them. Among those six, prices ranged from $22,000 to $268,000, with a median of $112,500. The remaining eight transactions, including deeds involving banks, credit unions and a solar company, did not list a consideration amount. With disclosed prices covering fewer than half of all recorded transfers, the raw count alone does not indicate whether the period was active or quiet in terms of traditional home sales.

TOP SALES

The highest-priced transaction was a $268,000 sale of a Shutesbury property, address not specified in the deed, from sellers Thomas A. Masterton, as personal representative, and the estate of Jean Dianne Footit, to buyer Kestrel Land Trust Inc., recorded July 17.

The second-highest was 5 N. Laurel Dr. Ext., which sold for $175,000 on July 9. Sellers Charles E. Wilson and Dixie L. Wilson transferred the property to Westfield Bank.

Third was 760 Pratt Corner Rd., sold for $125,000 on July 13 by sellers Kevin Weir and Cynthia Weir to buyer Greenfield Cooperative Bank.

Fourth was 77 Baker Rd., which sold for $100,000 on July 20. Seller Carrie Ann Myers transferred the property to UMassFive College Federal Credit Union.

Fifth was 449 Montague Rd., sold for $25,000 on July 22 by seller Erin E. Jacque to buyer UMassFive College Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

Montague Road saw two recorded transfers: 449 Montague Rd. ($25,000) and 196 Montague Rd. (price not disclosed), the latter transferred from Greenfield Savings Bank to buyer Nora L. Gurley on July 10.

Pelham Road also saw two transfers: 517 W. Pelham Rd. ($22,000), from seller Suzanne C. Palmer to UMassFive College Federal Credit Union, and 571 West Pelham Rd. (price not disclosed), from sellers Florence Bank and Florence Savings Bank to buyers Margaret E. Gallagher and David F. Gallagher, both recorded July 13 and July 7 respectively.

North Laurel Drive Extension had two deeds recorded on the same day, July 9, both listing the address 5 N. Laurel Dr. Ext. (or "5 North Laurel Dr. Ext."): the $175,000 transfer to Westfield Bank noted above, and a separate deed from sellers Walter F. Mrozinski and Joan Mrozinski with no buyer or price listed.

Among the six disclosed sales, two were priced under $50,000 ($22,000 and $25,000), two fell between $50,000 and $150,000 ($100,000 and $125,000), and two exceeded $150,000 ($175,000 and $268,000).

The remaining recorded transfers -- 84 January Hills Rd., 314 Wendell Rd., 12 Birch Dr., 35 Weatherwood Dr. and 6 Carver Rd. -- were each the only recorded transaction on their respective streets during the period, and none listed a sale price.

MARKET NOTES

A bank or credit union appears as either buyer or seller in 10 of the 14 recorded transfers, including three deeds involving UMassFive College Federal Credit Union. Bed, bath and square-footage data are not available from deed records, so no price-per-square-foot comparisons can be made.

One transfer, 314 Wendell Rd., listed the town of Shutesbury as seller and James M. Plaza as buyer; no price was disclosed. Another, 6 Carver Rd., listed Ampere Solar Owner IV LLC as seller and Elizabeth Noonan as buyer, also without a disclosed price. The top sale of the period, the $268,000 transfer to Kestrel Land Trust Inc., involved an estate as seller, a pattern that appears in deed records but is not further characterized here.
