Recorded sale prices in Shutesbury stay low as most July deeds lack figures

SHUTESBURY -- Twelve property transfers were recorded in Shutesbury between July 10 and Aug. 8, but sale prices had posted for only three of them by the time records were compiled, and banks or credit unions appear as a buyer or seller in eight of the 12 transactions.

MARKET OVERVIEW Twelve transfers were recorded in the period. Of those, three carried a recorded sale price, ranging from $22,000 to $100,000, with a median of $25,000. One additional transfer was recorded for nominal consideration under $10,000 and is excluded from price figures because it is not a market sale. The remaining eight transfers had no price listed, which typically reflects a reporting lag at the registry rather than withheld information. With three-quarters of the period's transfers still missing price data, the recorded figures are not yet a reliable gauge of overall market conditions, though the raw count of 12 transfers reflects a typical level of deed activity for a town of Shutesbury's size.

Palmer; the buyer was UMassFive College Federal Credit Union. Bed, bath and square-footage figures were not available in the deed records for any of these sales.

NEIGHBORHOOD BREAKDOWN West Pelham Road saw three transfers in the period: 56 West Pelham Road, 571 West Pelham Road and 517 West Pelham Road, though only the last carried a recorded price. Montague Road had two transfers, at 449 Montague Road and 196 Montague Road. The remaining transfers were scattered across Pratt Corner Road, January Hills Road, Wendell Road, Birch Drive, Weatherwood Drive, and one entry without a listed street address.

MARKET NOTES Eight of the 12 recorded transfers involved a bank or credit union as either buyer or seller, including UMassFive College Federal Credit Union, Greenfield Cooperative Bank, Greenfield Savings Bank and Alden Credit Union. UMassFive College Federal Credit Union was the buyer in three of the period's transfers (449 Montague Road, 77 Baker Road and 517 West Pelham Road) and the seller in a fourth, at 12 Birch Drive. One transfer, from Shutesbury Athletic Club Inc. to James M. Plaza and Jane L. Plaza, was recorded for nominal consideration and is not counted as a sale. James M. Plaza also appears separately as the buyer of 314 Wendell Road from the Town of Shutesbury, a transaction for which a price has not yet been recorded. No property-type information, such as single-family, condominium or multi-family status, was included in the deed data, so a breakdown by housing type was not possible this period.
