Shelburne home prices stay hidden as only one of 10 July sales disclosed

SHELBURNE -- Ten property deeds were recorded in Shelburne between July 6 and July 27, according to Franklin County Registry of Deeds records, but only one of those transactions disclosed a sale price, leaving most of the month's market activity undocumented in dollar terms.

MARKET OVERVIEW Ten deeds were recorded during the period reviewed, covering properties on eight different streets plus one transaction listed with no street address. Only one of the 10 sales disclosed a sale price: $100,000 for a property on Smead Hill Road. Because nine of the 10 transactions did not include a consideration amount, the data does not support a meaningful price range or median for the month's overall market -- the $100,000 figure reflects a single disclosed transaction, not a representative sample of what Shelburne property is selling for.
