Orange Home Sales Span $350,000 Price Range With $290,000 Median

ORANGE -- Ten property transfers were recorded at the Franklin County Registry of Deeds for Orange between July 17 and Aug. 15, with disclosed sale prices ranging from $165,000 to $515,000 and a median of $290,000 among the five transactions that listed a price.

MARKET OVERVIEW

The registry recorded 10 total property transfers during the period. Of those, five listed a sale price, ranging from $165,000 to $515,000, with a median of $290,000. The other five entries did not disclose a consideration amount, which is standard for certain deed types and does not necessarily indicate a low- or no-value transaction. Based on raw count alone, 10 recorded transfers in a one-month window represents a moderate level of activity; the data does not include prior-period figures for comparison.

TOP SALES

The month's highest-priced transaction was 15 Tully Rd., which sold for $515,000 on July 20. The sellers were listed as Mountain Living Trust and Alfred Lamontagne, trustee; the buyers were Stephen Lamontagne and Kimberly Lamontagne. Beds, baths and square footage were not available in the deed record.

17 E Howe St. sold for $306,125 on July 17. Sellers Regina Cerkez and Demil Kovacevic transferred the property to buyer Linda Vaitiskis.

56 Wheeler Ave. sold for $290,000 on July 20. Seller Marcus Guerreiro transferred the property to Rocket Mortgage LLC and the U.S. Department of Veterans Affairs.

215 N Main St. sold for $240,562 on July 17. Sellers Jamie Bommarito and Nicholas Sullivan transferred the property to Novus Home Mortgage and Mortgage Electronic Registration Systems Inc.

25 Church St. sold for $165,000 on July 20. Seller Walter C. Herk transferred the property to Workers Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

Howe Street saw two recorded transactions: the $306,125 sale of 17 E Howe St. on July 17, and a second deed recorded the same day at 17 East Howe St. listing Linda Vaitiskis as seller, with no buyer or price disclosed.

Main Street also saw two recorded entries at the same address: the $240,562 sale of 215 N Main St. to mortgage-related entities, and a second deed recorded the same day at 215 North Main St. listing Nicholas Sullivan and Jamie Bommarito as sellers, with no buyer or price disclosed.

By price tier among the five disclosed sales: one transaction fell under $250,000 (25 Church St., $165,000; 215 N Main St., $240,562); two fell between $250,000 and $350,000 (56 Wheeler Ave., $290,000; 17 E Howe St., $306,125); and one exceeded $500,000 (15 Tully Rd., $515,000).
