Leverett Sale Prices Remain Largely Unreported As Registry Data Lags

LEVERETT -- Ten properties changed hands in Leverett between July 17 and Aug. 15, but pricing information has reached the Franklin County Registry of Deeds for just one of those transactions so far: a $494,500 sale on Long Hill Road.

MARKET OVERVIEW Ten transfers were recorded during the four-week period. Only one carries a sale price in registry data at this time, $494,500 for 9 Long Hill Road, recorded July 23. Because that is the sole priced transaction, it also represents both the low and high end of the known range, and the median sale price, by default, is $494,500. With nine of 10 transfers still awaiting price data, which the registry says typically appears within about a week of recording, the raw count of 10 transfers is the only measure available to gauge activity this period; it does not by itself indicate whether the market was active or quiet.

TOP SALES 9 Long Hill Road sold for $494,500 on July 23. The seller was listed as Laurie Connors Trust, with Kevin M. Connors as trustee; the buyer was listed as Michael S. Gove, trustee, and Walker Irrevocable Trust. Bed, bath and square-footage figures were not available in deed records. The remaining nine transfers, at 13 Cider Mill Road, 43 Long Plain Road, 32 Juggler Meadow Road, 16 Old Long Plain Road, 20 North Leverett Road, 106 Jackson Hill Road, 63 North Leverett Road and 118 North Leverett Road, do not yet have recorded sale prices and cannot be ranked by price at this time.

NEIGHBORHOOD BREAKDOWN North Leverett Road accounted for three of the 10 transfers, at 20, 63 and 118 North Leverett Road, though none of the three has a recorded price yet. Long Plain Road and Old Long Plain Road each had one transfer, at 43 Long Plain Road and 16 Old Long Plain Road, respectively; these are distinct streets and are not grouped together. Cider Mill Road, Juggler Meadow Road, Long Hill Road and Jackson Hill Road each recorded a single transfer. Based on available pricing, the only tier that can be populated is the under-$500,000 range, represented by the Long Hill Road sale; no other transfer can be placed in a price tier until prices are recorded.

MARKET NOTES Financial institutions appear as sellers in four of the 10 transactions: Greenfield Savings Bank conveyed 32 Juggler Meadow Road to James R. and Ann Marie Watson; Freedom Credit Union conveyed 20 North Leverett Road to Marielle L. Emond; and Florence Bank/Florence Savings Bank conveyed 106 Jackson Hill Road to Adam Bauer. A fourth transfer, at 16 Old Long Plain Road, lists Rocket Mortgage LLC as buyer rather than seller, with Claricio Valdez Jr. as grantor. A separate instrument recorded the same day as the Long Hill Road sale, July 23, transferred an additional Leverett property for nominal consideration under $10,000 between the same parties, Laurie Connors Trust/Kevin M. Connors, trustee, and Michael S. Gove, trustee/Walker Irrevocable Trust; that transfer is not counted as a market sale. No bed, bath or square-footage data was available for any property in this period, so no price-per-square-foot comparisons could be made, and deed records did not indicate whether any of the properties are single-family, multi-family or condominium units.
