NEW SALEM -- Six properties changed hands in New Salem during October, according to deeds recorded at the Franklin County Registry of Deeds, but sale prices had posted for only two of those transactions by month's end.

MARKET OVERVIEW The registry recorded six property transfers in New Salem between Oct. 2 and Oct. 31. Of those, two have a sale price on file: $133,000 and $250,000. The remaining four show price not yet available, which typically means the figure has not yet reached the registry's records rather than any withholding by the parties involved. With only two priced sales, there is not enough data to calculate a meaningful median for the month. The raw count of six recorded deeds does not, by itself, indicate whether October was an active or quiet month without additional historical comparison.

TOP SALES 105 West St sold for $250,000 on Oct. 9. Zara Rae Dowling was the seller; UMassFive College Federal Credit Union was the buyer. No bed, bath or square footage data was available. 9 Hunt Rd sold for $133,000 on Oct. 19. Daniel E. Chmyzinski was the seller; Member Advantage Mortgage was the buyer. No bed, bath or square footage data was available. The other four October transactions, at 78 West St, 182 Neilson Rd, 351 Wendell Rd and 84 Elm St, have not yet recorded a sale price and are not ranked here.

NEIGHBORHOOD BREAKDOWN West Street saw two transactions this month: 105 West St, which sold for $250,000, and 78 West St, for which a price has not yet been recorded. No other street had more than one recorded transfer. Single transactions were recorded on Neilson Road, Wendell Road, Hunt Road and Elm Street. By price tier, both sales with recorded prices, $133,000 and $250,000, fall under the $500,000 mark. No sales above that threshold were recorded in October, though four transactions remain unpriced and could not be placed into a tier.

MARKET NOTES Several October transactions involved banks or mortgage-related entities as either buyer or seller. Cornerstone Bank was the seller at 78 West St. Mortgage Electronic Registration Systems Inc. was the seller at 351 Wendell Rd. UMassFive College Federal Credit Union was the buyer at 105 West St, and Member Advantage Mortgage was the buyer at 9 Hunt Rd. At 84 Elm St, the buyer was Velocity Investments LLC, a limited liability company. Deed records do not specify property type, so no breakdown of single-family, condominium or multifamily sales is available this month. No square footage data was provided, so no price-per-square-foot comparisons could be made.
