Only two of 14 October deeds carry a recorded sale price

Franklin County Registry of Deeds recorded 14 Greenfield property transfers in October, but only two carried a sale price by month's end: $100,000 for 772 Colrain Road, sold by Anne E. Echeverria to Greenfield Savings Bank, and $50,000 for 111 Elm Street, sold to Franklin First Federal Credit Union.

GREENFIELD -- Franklin County Registry of Deeds recorded 14 property transfers in Greenfield during October, but sale prices had posted for only two of them by month's end, limiting what can be said about pricing trends this period.

MARKET OVERVIEW The registry recorded 14 deed transfers in Greenfield from Oct. 2 through Oct. 31, but only two carried a recorded sale price: $50,000 and $100,000. Because fewer than three sales have price data, a statistically meaningful median cannot be calculated this month; the two recorded figures average to $75,000, but that figure should not be read as a market median. The remaining 12 transfers are still awaiting price data in the registry, which typically appears within about a week of recording, or involve transfers without a sale price attached. The 14-transfer count itself is consistent with ordinary monthly deed activity for Greenfield; no comparison to prior months is available from this dataset.

TOP SALES The only two transactions with recorded prices this month were: 772 Colrain Road, which sold for $100,000 on Oct. 6, with Anne E. Echeverria as seller and Greenfield Savings Bank as buyer. And 111 Elm Street, which sold for $50,000 on Oct. 2, with Cara S. Quinlan and Jeremy S. Stone as sellers and Franklin First Federal Credit Union as buyer. Both of October's priced sales involved a financial institution as the buyer. Bed, bath and square footage figures are not available from deed records. No other October transfers in the dataset carry a recorded price, so a fuller ranking of top sales is not yet possible.

NEIGHBORHOOD BREAKDOWN Two streets had more than one recorded transfer in October. Laurel Street saw two transfers: 80 Laurel St., with Pacheco Property Holdings LLC as seller and no price yet recorded, and 12 Laurel St., where seller Louise Roy TR and the Louise Roy Revocable Trust transferred the property; no buyer or price was listed. Smith Street also saw two transfers: 26 Smith St., sold by Jeremy S. and Jessica B. Remillard with no price yet recorded, and 54 Smith St., transferred from the Greenfield City Treasurer to Sharon A. Rawson, also with no price recorded. The two sales with recorded prices, $50,000 and $100,000, fall below the $500,000 tier used elsewhere in the market; no October transfers in this dataset carry a price above that threshold.

MARKET NOTES Five of the 14 October transfers involved a bank or credit union as either buyer or seller: Greenfield Savings Bank, Wells Fargo Bank NA, Operative Bank, PNC Mortgage/PNC Bank NA and Franklin First Federal Credit Union. That is a notable share of this month's recorded activity, though the dataset does not indicate why those institutions were party to the transfers. The sample also includes one condominium-unit transfer, at 42 Silver Crest Lane, Unit 19, where seller Richard V. Rueb transferred the property to Richard V. Rueb TR and Denise A. Rueb TR, and one transfer involving a condominium association, Pine Hill Assn Inc., with no street address specified in the record. One transfer, 463 Main St., moved from Operative Bank to Zion Korean Church of Greenfield Inc. Two other transfers show a shared family surname between parties: 50 Plum Tree Lane, from Robert L. Charboneau to Amy F. Charboneau, and the Rueb condominium transfer noted above. No price-per-square-foot comparisons are possible because square footage data is not available from deed records.
