BUCKLAND -- Eight property transfers were recorded in Buckland between July 10 and Aug. 4, but only one deed included a disclosed sale price, limiting what conclusions can be drawn about local home values this period.

Franklin County Registry of Deeds records show eight property transfers in Buckland recorded from July 10 through Aug. 4, 2026. Of those, only one deed, the Aug. 4 transfer of 12 Williams St., included a disclosed sale price: $20,000. That single transaction sets both the price range and the median for the period at $20,000, since consideration amounts were not disclosed in the other seven deeds. Based on raw count alone, eight recorded transfers over roughly four weeks is a normal volume for a small Franklin County town, though the near-total absence of disclosed pricing makes it impossible to characterize the period as active or quiet in dollar terms.

The only transaction with a disclosed price was the Aug. 4 sale of 12 Williams St. for $20,000. The sellers were listed as Victoria J. Ward and Marjorie L. Ward; the buyers were Traders Trust Co. and T Bank. Bed, bath and square-footage figures are not available from deed records.

They are: 143 Charlemont Rd., sold July 29 by Paul Kocot and Diana Kocot; a Buckland property with no street address listed, transferred July 23 from Deerfield Valley Realty to Bank of Western Massachusetts; 34 Sears St., sold July 22 by Christian Parenti; 55 Franklin St., transferred July 21 from Thomas S. Lively and Susan M. Lively to Justin Lively; 187 Lower St., sold July 17 by Mary Ann Powell; 30 Crittenden Hill Rd., sold July 14 by Greenfield Cooperative Bank to Robert Stephan Grignaffini and Dawn Lynn Grignaffini; and 6 Cross St., sold July 10 by Megan E. Harding and Stephen Harding.

The eight transfers were spread across eight different streets: Williams, Charlemont, Sears, Franklin, Lower, Crittenden Hill and Cross, plus one deed with no street address listed. No two transfers during the period shared a street name, so no street-level concentration emerged.
