Only One July-August Sale Discloses Price as Shelburne Data Thins

SHELBURNE -- Seven property transfers were recorded in Shelburne between July 17 and Aug. 15, according to Franklin County Registry of Deeds records, but only one deed disclosed a sale price, limiting what can be said about the town's market activity this period.

MARKET OVERVIEW The registry recorded seven property transfers during the period. Of those, one deed disclosed a sale price: $262,000. That single figure also stands as the reported range low, high and median, since no other transaction included consideration data. Six of seven deeds listed no sale price, which is common for certain transfer types, including trust and family transfers, but it means the raw count of seven transfers cannot be read as a gauge of market strength or weakness without more price data.

TOP SALES 104 Old Village Rd. sold for $262,000, recorded Aug. 4. The sellers were listed as Jacqueline H. Baker and Jacqueline J. Baker; the buyer was Greenfield Savings Bank. No other recorded transfer during the period disclosed a sale price. The remaining transactions, listed by recording date: a property on 38 Dragon Hill Rd., transferred July 20 from Florence Meleo Meyer, trustee, price not disclosed; the adjoining 38 Dragon Hill Rd. condominium unit, transferred the same day from Dragon Hill Condo and Florence M. Meyer to Florence Meleo Meyer, trustee, price not disclosed; 2 Cross St., transferred July 28 from Cross LLC and EMH Investments LLC, price not disclosed; 108 Colrain Shelburne Rd., transferred July 27 from Matthew Sieffert and Alexandra Sieffert, price not disclosed; and 304 Shelburne Center Rd., transferred July 22 from T Bank to Arke Realty LLC, price not disclosed.

NEIGHBORHOOD BREAKDOWN Dragon Hill Road accounted for two of the seven transfers, both recorded July 20 and both involving Florence Meleo Meyer as trustee, one for the main property and one for a condominium unit at the same address. No other street had more than one recorded transfer during the period. By price tier, one sale fell under $500,000 (104 Old Village Rd. at $262,000); the remaining six transactions have no disclosed price and cannot be sorted into a tier.

MARKET NOTES The property types recorded include single-family residential transfers, a condominium unit, and transfers involving limited liability companies (Cross LLC, EMH Investments LLC and Arke Realty LLC) and a bank (T Bank as seller on 304 Shelburne Center Rd., Greenfield Savings Bank as buyer on 104 Old Village Rd.). Two of the seven transfers, the Dragon Hill Road property and its associated condo unit, involved the same grantee, Florence Meleo Meyer as trustee, suggesting a within-family or trust-related transfer; the registry data does not indicate the reason for the transfer. Similarly, the Baker sellers on 104 Old Village Rd. and a related, address-unlisted Shelburne transfer recorded the same day, Aug. 4, share a common seller name, though the second deed lists no buyer or price. No bedroom, bathroom or square footage data was available from the deed records for any of the seven properties, so no price-per-square-foot comparisons can be made this period.
