Northfield's Only Priced October Sale Closes at $50,000 on Warwick Road

Seven property transfers were recorded in Northfield during October, but sale prices were available for only one of them as of this report. The sole priced transaction, 33 Warwick Rd., sold for $50,000 on Oct. 5, making it both the lowest and highest figure in the current dataset.

NORTHFIELD -- Seven property transfers were recorded at the Franklin County Registry of Deeds for Northfield in October, but sale prices for all but one of those transactions had not yet reached the registry's data as of this report.

MARKET OVERVIEW

The registry recorded seven property transfers in Northfield between Oct. 2 and Oct. 31. Of those seven, only one carries a recorded sale price so far: the Oct. 5 transfer of 33 Warwick Rd. for $50,000. Because that is the only priced transaction, it stands as both the low and high end of the available price range and the median by default. The raw count of seven transfers is a typical volume for the month, but with price data available for just one of the seven, the current snapshot offers limited insight into actual market values. The remaining six prices are expected to appear in registry records in the coming days.

TOP SALES

33 Warwick Rd. sold Oct. 5 for $50,000, with Ronald Anthony Kiska as seller and Greenfield Savings Bank as buyer. No other October transfers in Northfield have a recorded sale price at this time, so a fuller ranking of top sales is not yet possible. Once additional price data posts, this section will reflect a more complete picture of the month's highest-value transactions.

NEIGHBORHOOD BREAKDOWN

Warwick Road saw two transfers in October: 84 Warwick Rd. (price not yet available, Greenfield Savings Bank to Sara R. Mathey, recorded Oct. 7) and 33 Warwick Rd. ($50,000, recorded Oct. 5). The remaining five transfers were scattered across different streets, with no other shared street names among them: 21 Old Bernardston Rd. (price not yet available, recorded Oct. 9), 10 Hidden Pond Ln. (price not yet available, recorded Oct. 8), 702 Mount Hermon Station Rd. (price not yet available, recorded Oct. 8), 459 Millers Falls Rd. (price not yet available, recorded Oct. 5), and one transfer listed only under a general Northfield address (price not yet available, recorded Oct. 9). With pricing available for just one transaction, a breakdown by price tier is not yet meaningful.

MARKET NOTES

Several of October's transfers involved financial institutions as sellers or buyers rather than straightforward private sales. Deutsche Bank National Trust Co., acting by attorney through Select Portfolio Servicing Inc., transferred 10 Hidden Pond Ln. to John J. and Donna Leary. Greenfield Savings Bank appears on both sides of separate transactions: as buyer at 33 Warwick Rd. and as seller at 84 Warwick Rd. Mortgage Electronic Registration Systems Inc. and Quicken Loans LLC were sellers in the transfer of 459 Millers Falls Rd. to Jason and Laura Turner. The presence of these institutional parties suggests a mix of transaction types beyond typical owner-to-owner sales, though the deed data does not specify whether any involved foreclosure proceedings.

The transfer of 702 Mount Hermon Station Rd. listed Patti Jean Barnes, as trustee, and the Barnes Investment Trust as sellers, with no buyer or price yet recorded. The shared surname between the individual and the trust indicates this may be a transfer tied to an existing family trust arrangement, though the data does not specify the reason for the transfer.

No square footage, bedroom or bathroom counts were available in the deed data for any of the seven transfers, so no price-per-square-foot comparisons can be made this month. With price information pending for six of seven transfers, this report will be revisited once additional data becomes available.
