Northfield July Home Sales Span $250,000 To $600,000 With Few Prices Disclosed

NORTHFIELD -- Twelve properties changed hands in Northfield last month, but sale prices were disclosed in just three of those transactions, according to deed records filed with the Franklin County Registry of Deeds. The highest disclosed sale, a $600,000 transfer on Main Street, went to a bank.

MARKET OVERVIEW Twelve deeds were recorded in Northfield between July 3 and Aug. 1. Of those, three included a disclosed sale price, ranging from $250,000 to $600,000, with a median of $512,000 among the disclosed sales. The remaining nine transfers did not include a stated consideration amount, which is common for certain deed types such as bank foreclosures, trust transfers and transfers between family members. With three-quarters of July's transfers carrying no disclosed price, the raw sales count alone does not provide a full picture of market activity for the period.

TOP SALES The highest-priced sale recorded was 173 Main St., which sold for $600,000 on July 7. Shawn R. Foster and Melissa M. Foster were the sellers; Citizens Bank NA was the buyer. The second-highest disclosed sale was 64 East St., which sold for $512,000 on July 15. Michael F. Desjardins and Mackenzie R. Laisure were the sellers; Peoplesbank was the buyer. The third disclosed sale was 78 Main St., which sold for $250,000 on July 9. Paula M. Quinn was the seller; Stacy L. Quinn and Michael J. Quinn were the buyers. No other sales in the dataset included a disclosed price.

NEIGHBORHOOD BREAKDOWN Main Street saw the most activity of any street, with three recorded transfers: 66 Main St. (July 14, price not disclosed), 78 Main St. ($250,000, July 9) and 173 Main St. ($600,000, July 7). Pierson Road had two recorded transfers, both with Greenfield Savings Bank as seller and no price disclosed: 66 Pierson Rd. (July 13, to Catherine A. Burniske) and 78 Pierson Rd. (July 13, to Thomas E. Walker and Lisa Walker). Of the three sales with disclosed prices, one fell in the $250,000-$500,000 range (78 Main St.) and two fell above $500,000 (64 East St. and 173 Main St.).

MARKET NOTES Banks appeared as a party in six of the 12 recorded transfers. Greenfield Cooperative Bank was the seller at 66 Main St.; Greenfield Savings Bank was the seller at both 66 Pierson Rd. and 78 Pierson Rd.; Citizens Bank NA was the buyer at 173 Main St. and the seller at 803 Gulf Rd.; and Peoplesbank was the buyer at 64 East St. Several transfers appear to involve transactions within the same family. Paula M. Quinn was named as seller, or as personal representative of an estate, in four separate deeds: 78 Main St., 14 Kidder Ct. (as personal representative of the Quinn David G Jr. estate), 88 Maple St. and 1 Parker Ave. At 871 Old Wendell Rd., the seller was listed as the Dorothy S Parrill Revocable Trust with Dorothy S. Parrill as trustee. None of these deeds included a disclosed sale price. Bed, bath and square-footage figures were not available in the deed data reviewed for this report.
