SUNDERLAND -- Eleven properties changed hands in Sunderland between July 17 and Aug. 15, according to deeds recorded at the Franklin County Registry of Deeds, but none of the transactions included a disclosed sale price, leaving the month's dollar volume unknown.

MARKET OVERVIEW The registry recorded 11 property transfers during the period. None of the deeds listed a consideration amount, so a price range and median sale price could not be calculated. Based on transaction count alone, the period was active, with a sale recorded on all but two of the four weeks covered. Three of the 11 sellers were banks or credit unions: MassMutual Federal Credit Union, UMassFive College Federal Credit Union, and Florence Bank/Florence Savings Bank, an unusually institution-heavy share of sellers for a single month.

Spinale; 96 Russell St., sold July 27 (price not disclosed), from Una M. Miller to Bridget M. Hale; 68 Kulessa Cross Road, sold July 24 (price not disclosed), from MassMutual Federal Credit Union to Frederick E. Bliss III and Dale A. Bliss; 34 Ledgewood Drive, sold July 23 (price not disclosed), from UMassFive College Federal Credit Union to Betsy Frederick; and 249 River Road, sold July 21 (price not disclosed), from Florence Bank and Florence Savings Bank to Julie Hanieski.

NEIGHBORHOOD BREAKDOWN Silver Lane: Three of the 11 transfers involved addresses on Silver Lane or South Silver Lane, 358 S Silver Lane, 71 Silver Lane, and 71 South Silver Lane, the most concentrated street activity of the period. The 71 Silver Lane and 71 South Silver Lane deeds both listed sellers with the surname Vona, Teresa M. Vona and Gina Vona, respectively; no buyer was listed in the registry record for either. Remaining sales: The other eight transfers were spread across individual streets, including Country Lane, Kulessa Cross Road, Ledgewood Drive, Garage Road, River Road, and Pine Court, with no other street showing more than one sale.

MARKET NOTES Property type could not be determined from the deed records, so no breakdown of single-family, condominium, or multifamily sales is available. Five of the 11 records, for 24 Country Lane, the unaddressed Buttonball Meadow Condo unit, 43 Garage Road, 71 Silver Lane, and 71 South Silver Lane, did not include a buyer name in the registry data. Two transfers appear to be family or trust-related transactions: the deed for 24 Country Lane listed Taylor M. Guerra as trustee alongside the Cynthia Bennett Irrevocable Trust, and the deed for 5 Pine Court showed Marc R. and Bridgette Laurens as sellers transferring to Marc R. Laurens and Bridgette Laurens as trustees, moving the property into a trust held by the same individuals.
