No Leyden Property Sale This Period Discloses a Sale Price

LEYDEN -- Five property transfers were recorded at the Franklin County Registry of Deeds for Leyden between July 10 and Aug. 8, but none of the deeds disclosed a sale price, leaving this period's market value undetermined from public records.

MARKET OVERVIEW

Five deeds were recorded in Leyden during the period, dated July 22 through Aug. 7. None listed a consideration amount, so a price range and median sale price cannot be calculated for this period. Missing consideration amounts are common in Massachusetts deed records and do not necessarily indicate the properties changed hands for free; the amount simply was not entered on the recorded document. Based on the recorded count alone, five transfers in a four-week span is a modest but not unusual volume for a small town the size of Leyden.

TOP SALES

Because no deed in this period disclosed a sale price, transactions cannot be ranked by value. The five recorded transfers, in order of recording date, were

79 S Schoolhouse Road, recorded Aug. 7. Sellers CMG Mortgage Inc. and CMG Home Loans transferred the property to Daniel Howard and Janell Howard. Price not disclosed.

An unspecified Leyden address, recorded Aug. 3. Sellers Marcia M. Provost and Phillip H. Mowry transferred the property to Robert D. Provost and Jessica L. Provost. Price not disclosed.

95 South County Road, recorded July 31. Seller Roland N. Johnson transferred the property to Sean M. Berthiaume and Barbara Jean Berthiaume. Price not disclosed.

119 South Schoolhouse Road, recorded July 27. The Leyden Town Treasurer transferred the property to Kenneth A. Elliott Jr. Price not disclosed.

188 River Road, recorded July 22. Sellers Andrew Christopher Carballeira and Kathryn Lively transferred the property; no buyer was listed on the deed record. Price not disclosed.

NEIGHBORHOOD BREAKDOWN

Two of the five deeds involved addresses on Schoolhouse Road: 79 S Schoolhouse Road and 119 South Schoolhouse Road, recorded 11 days apart. The remaining three transfers were on South County Road, River Road, and one deed with no street address listed. No other street-level clustering appears in this period's data.

MARKET NOTES

Every deed recorded in this period omitted a sale price, a higher rate of nondisclosure than is typical and one that limits what can be reported about this period's market values. The five transfers involved a mix of seller types: one deed listed a mortgage lender (CMG Mortgage Inc. and CMG Home Loans) as grantor, one listed the Leyden Town Treasurer as grantor, and the remaining three listed individual sellers. One transfer, the deed with no listed street address, involved a shared surname between grantor and grantee: Marcia M. Provost transferred the property to Robert D. Provost and Jessica L. Provost. No bedroom, bathroom or square-footage data was available for any property in this period's deed records.
