Leyden Home Sale Tops $587,000 While Most July Deeds Omit Sale Price

LEYDEN -- Six property transfers were recorded in Leyden over the past month, but only two included a disclosed sale price, according to Franklin County Registry of Deeds records. The highest was a $587,000 sale on South Schoolhouse Road, a property that changed hands twice in a single day.

MARKET OVERVIEW Six deeds were recorded in Leyden between June 26 and July 25. Of those, two included a disclosed sale price, ranging from $185,000 to $587,000; the median of the two disclosed prices was $386,000. The other four transfers were recorded without a stated consideration amount, which is common for certain deed types and does not by itself indicate no money changed hands. With only six total transfers and two-thirds of them lacking price data, the period offers a limited sample for judging market direction beyond the raw count.

TOP SALES 79 South Schoolhouse Road sold for $587,000 on June 30, 2026, with sellers Janell Howard and Daniel Howard transferring the property to buyer Sheila Hourihan. It was the highest disclosed sale price recorded in Leyden during the period. A Leyden property sold for $185,000 on July 22, 2026, with sellers Eric P. Lotreck and David C. Lotreck transferring the property to buyer Thomas Siegel; a specific street address was not included in the recorded data.

The remaining four transfers recorded during the period did not include a disclosed sale price: 188 River Road (sold July 22, recorded from sellers Andrew Christopher Carballeira and Kathryn Lively); 84 South County Road (sold June 30, recorded from Capital One N.A. and JPMorgan Chase Bank N.A.); 455 West Leyden Road (sold June 30, recorded from Clifford C. Carlson, trustee, and the Carlson Investment Trust); and 79 S. Schoolhouse Road (sold June 30, recorded from Sunnova TE Management LLC to buyers Janell Howard and Daniel Howard).

NEIGHBORHOOD BREAKDOWN 79 South Schoolhouse Road / 79 S. Schoolhouse Road was the site of two recorded deeds on the same day, June 30: one transferring the property from Sunnova TE Management LLC to Janell Howard and Daniel Howard, and a second, same-day deed transferring it from the Howards to Sheila Hourihan for $587,000. No other street in the dataset had more than one recorded transfer. By price tier, one sale fell under $500,000 ($185,000), one fell between $500,000 and $1 million ($587,000), and four of the six recorded transfers did not include a disclosed price.

MARKET NOTES Bedroom, bathroom and square-footage figures are not available in deed records and are not included here. Two of the six recorded transfers involved corporate or trust entities: the 84 South County Road deed listed Capital One N.A. and JPMorgan Chase Bank N.A. as recorded parties, and the 455 West Leyden Road deed listed Clifford C. Carlson, trustee, alongside the Carlson Investment Trust. A third transfer, at 79 S. Schoolhouse Road, moved from Sunnova TE Management LLC to Janell Howard and Daniel Howard the same day the Howards sold that address to Sheila Hourihan for $587,000. With four of six deeds lacking a disclosed price, no property-type or price-per-square-foot comparison can be made from the available data.
