Leverett July Sales See Wide Price Split Between Two Disclosed Deals

LEVERETT -- Twelve properties changed hands in Leverett between July 3 and Aug. 1, according to deeds recorded at the Franklin County Registry of Deeds, but only two of those transactions disclosed a sale price, leaving most of the period's activity undocumented in dollar terms.

MARKET OVERVIEW Twelve deeds were recorded in the period, but sale prices were disclosed in only two of them: $90,000 and $536,000. The reported median of $313,000 reflects the midpoint of those two disclosed figures, not a broader sample, and should be read with that limitation in mind. With 10 of 12 transactions -- including several bank-to-buyer and buyer-to-bank transfers -- carrying no listed consideration, the raw count of a dozen recorded deeds does not by itself indicate whether the period was active or quiet in dollar-volume terms.

TOP SALES 106 Jackson Hill Road sold for $536,000 on July 13. Seller Adam H. Bauer transferred the property to Florence Bank. Beds, baths and square footage were not available in the deed record.

32 Juggler Meadow Road sold for $90,000 on July 6. Sellers James R. Watson and Ann Marie Watson transferred the property to UMassFive College Federal Credit Union. Beds, baths and square footage were not available in the deed record.

NEIGHBORHOOD BREAKDOWN Juggler Meadow Road saw two transfers in the period: 109 Juggler Meadow Road (July 7, price not disclosed, from Childrens Trust and Michael Kittredge) and 32 Juggler Meadow Road (July 6, $90,000, from the Watsons to UMassFive College Federal Credit Union).

North Leverett Road also appears twice in the record, under two address formats: 63 North Leverett Road (July 17, price not disclosed, seller Friends of North Leverett Sawmill) and 117 N Leverett Road (July 8, price not disclosed, from Bank of America N.A. to Margaret A. and John A. Kruse).

By price tier, among the two disclosed sales, one fell under $500,000 ($90,000) and one exceeded $500,000 ($536,000).
