Heath sale prices stay largely undisclosed despite seven recorded transfers

HEATH -- Seven properties changed hands in Heath between June 26 and July 25, but only two of the transactions disclosed a sale price, limiting what the deed record shows about the town's market this period.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded seven property transfers in Heath during the period. Of those, two included a disclosed sale price, ranging from $50,000 to $67,900, with a median of $58,950. The other five transfers did not include a consideration amount in the deed record, which is common for family transfers, trust transfers, and other non-arm's-length conveyances. With seven recorded transactions, the period shows more deed activity than price data can confirm — the volume of transfers is clear, but the overall price picture is not, since five of seven sales carry no disclosed figure.

TOP SALES 54 Papoose Lake Dr. sold for $67,900 on July 10. Sellers David Belden and Kelly Belden transferred the property to buyer Catherine M. Perreault. This was the highest disclosed price of the period.

2 Modoc St. sold for $50,000 on July 8. Seller John S. Kawa transferred the property to buyers Diane McKeon and Paul McKeon.

The remaining five transfers recorded during the period did not disclose a sale price. They include 35 Deer Run Path, transferred July 23 from Valerie Roulston to Valerie Roulston and Kristan Roulston; a Heath property transferred July 21 from Mark F. Wasiulewski and Linda Wasiulewski, as trustees, to Mark Wasiulewski Family LLC; 253 Route 8A, transferred July 16 between Arthur A. Schwenger and Carol E. Sartz, with both named as sellers and buyers; 10 Hosmer Rd., transferred July 15 from UMassFive College Federal Credit Union and Dana K. Davidson; and 43 Knott Rd., transferred July 6 from Tara Mason to Edward Whitaker.

NEIGHBORHOOD BREAKDOWN No street in this period's data had more than one recorded transfer, so no street-level clustering emerged. By price tier, the only pricing data available places both disclosed sales under $100,000: 54 Papoose Lake Dr. at $67,900 and 2 Modoc St. at $50,000. The remaining five properties — on Deer Run Path, Route 8A, Hosmer Road and Knott Road, plus one unaddressed Heath parcel — carry no disclosed price and cannot be placed into a tier.

MARKET NOTES Three of the seven transfers in this period involved parties who share a last name or otherwise appear connected: the Deer Run Path transfer moved the property from Valerie Roulston alone to Valerie Roulston and Kristan Roulston jointly; the Wasiulewski transfer moved the property from Mark F. and Linda Wasiulewski, as trustees, into an LLC bearing the same family name; and the Route 8A transfer lists Arthur A. Schwenger and Carol E. Sartz as both sellers and buyers. None of these three disclosed a sale price, consistent with their appearance as internal or entity-restructuring transfers rather than open-market sales.
