Heath Home Sales Range From $20,000 To $67,900 In Early Summer

HEATH -- Ten deeds were recorded in Heath's housing market from July 10 through August 8, but five of those were nominal-consideration transfers rather than sales, and only three of the remaining five sales carried a disclosed price, limiting what can be said about pricing trends this period.

MARKET OVERVIEW Of the ten deeds recorded in Heath during the period, five were nominal-consideration transfers, not sales, and are excluded from all price calculations. That leaves five property transfers that were sales, two of which, at 10 Rowe Rd and 10 Hosmer Rd, have no price yet recorded in Franklin County Registry of Deeds data. The three sales with a recorded price ranged from $20,000 to $67,900, with a median of $49,600. With only five sales total and three bearing prices so far, the raw count points to a quiet stretch for Heath's market, though price data for the two pending transactions may still arrive in the registry.

TOP SALES The highest-priced sale was 54 Papoose Lake Dr, which sold for $67,900. David Belden and Kelly Belden sold the property to Catherine M. Perreault. Bed, bath and square-footage figures were not available from deed records.

The second-highest sale, recorded in Heath without a specific street address in the deed data, sold for $49,600. Timothy Drozdz sold the property to Farm Credit East ACA.

The third recorded sale, 114 Branch Hill Rd, sold for $20,000. Megan Clark Blanchette and Megan T. Clark sold the property to Kyle D. Clark and Daphne E. Clark.

NEIGHBORHOOD BREAKDOWN No street had more than one sale with a recorded price, so no geographic clustering emerged among the priced transactions. By price tier, all three recorded sales fell under $100,000: one in the $60,000s at 54 Papoose Lake Dr, one near $50,000 on an unaddressed Heath parcel, and one at $20,000 at 114 Branch Hill Rd. Two other nominal transfers, at 35 Deer Run Path and 253 Route 8A, involved overlapping names between grantor and grantee, consistent with a transfer within the same ownership group; the deed data does not specify a reason. Bed, bath and square-footage data were not available for any transaction in this period, so no price-per-square-foot comparisons could be made. Two of the pending sales, at 10 Rowe Rd and 10 Hosmer Rd, involved financial institutions as sellers, Greenfield Savings Bank and UMassFive College Federal Credit Union, respectively.
