Heath October Sales Data Thin as Tax Transfers Dominate Deed Records

HEATH -- Eleven real estate transfers were recorded in Heath during October 2026, but only two carried a listed sale price, while six properties changed hands through transfers to the town's tax office on the same day.

MARKET OVERVIEW Of the 11 deeds recorded in Heath between Oct. 2 and Oct. 31, two listed a sale price: $83,874 and $220,000. The remaining nine show price not yet available, consistent with the typical lag before newly recorded considerations appear in registry data. With only two recorded sale prices for the period, there is not enough data to calculate a meaningful median. Based on the raw count alone, 11 recorded transfers is a notable volume of activity, though most of it consisted of municipal tax-related transfers rather than sales between private buyers and sellers.

TOP SALES The highest-priced recorded transfer was 92 Burrington Road, which sold for $220,000 on Oct. 19. Rowan L. Jones was the seller; Greenfield Cooperative Bank was the buyer. Bed, bath and square-footage figures were not available in deed records.

The second recorded sale was 141 Sumner Stetson Road, at $83,874, recorded Oct. 21. Treme Son was the seller; Figure Lending LLC and Dart Collateral Manager LLC were the buyers.

No other transfers recorded during the period listed a sale price.

NEIGHBORHOOD BREAKDOWN Six properties, 12 Papoose Lake Drive, 3 Chippewa Drive, 32 Navaho Lane, 140 Taylor Brook Road, 10 Mohawk Beach Drive, and a property identified in deed records only as "Heath, MA," were all transferred to Heath Town Taxes on Oct. 14. None of these six transfers carried a recorded sale price.

Separately, 32 Shawnee Drive was transferred from the Heath Town Treasurer to James H. Wilson on Oct. 29, with no price yet recorded. On Oct. 9, 198 Branch Hill Road passed from Mortgage Electronic Registration Systems Inc. and American Financing Corp. to Nicholas C. Tatro, also without a recorded price. A transfer at 14 South Road, with Edmund Bates as seller, was recorded Oct. 5 with no buyer listed and no price available.

MARKET NOTES Of the two transfers with a recorded price, both buyers were financial entities rather than individual homebuyers: Greenfield Cooperative Bank bought 92 Burrington Road, and Figure Lending LLC with Dart Collateral Manager LLC bought 141 Sumner Stetson Road. More than half of October's 11 recorded transfers, six in all, named Heath Town Taxes as the buyer, and all six were recorded on the same date, Oct. 14. No square footage, bedroom or bathroom figures were available for any property in this period's deed records, so no price-per-square-foot comparisons can be made.
