Heath Home Prices Range Widely as Most July Deeds Omit Sale Price

HEATH -- Ten properties changed hands in Heath between July 3 and Aug. 1, according to deeds recorded at the Franklin County Registry of Deeds, but only four of those transactions disclosed a sale price. The disclosed sales ranged from $20,000 to $67,900, with a median of $49,800, while the rest of the month's deed activity included transfers to two utility companies and several transactions between family members or trustees.

MARKET OVERVIEW Ten sales were recorded in Heath during the period, but sale price was disclosed in only four of them. Among those four, prices ranged from $20,000 to $67,900, with a median of $49,800. Because 60 percent of the month's deeds carried no disclosed price, the raw count of 10 transactions does not, on its own, indicate how active the traditional home-sale market was in Heath this period.

TOP SALES The month's highest-priced disclosed sale was 54 Papoose Lake Drive, which sold for $67,900 on July 10. Sellers David Belden and Kelly Belden conveyed the property to buyer Catherine M. Perreault. The second-highest disclosed sale was 2 Modoc Street, which sold for $50,000 on July 8; seller John S. Kawa conveyed the property to buyers Diane McKeon and Paul McKeon. A property without a listed street address sold for $49,600 on July 28, with seller Timothy Drozdz conveying to buyer Farm Credit East ACA, an agricultural lending institution. The lowest disclosed sale was 114 Branch Hill Road, which sold for $20,000 on July 31; sellers Megan Clark Blanchette and Megan T. Clark conveyed the property to buyers Kyle D. Clark and Daphne E. Clark.

NEIGHBORHOOD BREAKDOWN The 10 recorded deeds were spread across nine different streets, with no street accounting for more than one transaction this period. Among the four disclosed-price sales, two fell under $50,000 -- 114 Branch Hill Road at $20,000 and the undisclosed-address Drozdz-to-Farm Credit East property at $49,600 -- and two fell between $50,000 and $70,000: 2 Modoc Street at $50,000 and 54 Papoose Lake Drive at $67,900. The remaining six sales, at 99 Shawnee Drive, 90 Avery Brook Road, 35 Deer Run Path, 253 Route 8A, 10 Hosmer Road and 43 Knott Road, did not disclose a price.

MARKET NOTES Several of the month's deeds were not conventional open-market home sales. Two transactions -- 99 Shawnee Drive and 90 Avery Brook Road -- conveyed property or interests to Massachusetts Electric Co., with the Shawnee Drive deed also naming Verizon New England Inc. as a buyer, consistent with utility easement acquisitions rather than residential sales. Several other deeds appear to be transfers within the same family or trust rather than sales to unrelated buyers: at 35 Deer Run Path, seller Valerie Roulston conveyed to Valerie Roulston and Kristan Roulston; at 253 Route 8A, sellers Arthur A. Schwenger and Carol E. Sartz conveyed to buyers of the same names; and at 114 Branch Hill Road, seller Megan Clark and buyers Kyle and Daphne Clark share a surname. Deed records for this period do not include bedroom, bathroom or square-footage figures, so no price-per-square-foot comparison is possible. Two deeds -- 10 Hosmer Road and 43 Knott Road -- involved sellers UMassFive College Federal Credit Union and Dana K. Davidson, and Tara Mason, respectively, with no price disclosed for either.
