Gill Sale Prices Range From $25,000 to $150,000 Amid Bank-Heavy Transfers

GILL -- Eight deeds were recorded in Gill between July 10 and Aug. 8, with sale prices ranging from $25,000 to $150,000 among the transactions that disclosed a price. Half of the recorded transfers did not include a sale price in the public deed record.

MARKET OVERVIEW Eight sales were recorded in Gill during the four-week period. Among the four transactions that disclosed a consideration amount, prices ranged from $25,000 to $150,000, with a median of $57,500. The other four transfers, exactly half of the total, did not list a sale price in the deed record. Eight recorded deeds is the total for the period; the dataset does not include prior-month figures, so no comparison to a typical pace can be made.

TOP SALES The highest-priced sale was 25 West Gill Rd, which sold for $150,000 on Aug. 7. Troy Santerre was the seller; Greenfield Savings Bank was the buyer.

121 Boyle Rd sold for $75,000 on July 13. The sellers were Kerri J. Vassar and Kerri J. Recore; the buyer was Greenfield Savings Bank.

137 Main Rd sold for $40,000 on July 27. William F. Kilpatrick was the seller; TD Bank NA was the buyer.

190 West Gill Rd sold for $25,000 on July 27. Todd R. Giroux was the seller; Franklin First Federal Credit Union was the buyer.

NEIGHBORHOOD BREAKDOWN West Gill Road had three recorded transfers in the period, more than any other street: 25 West Gill Rd ($150,000), 190 West Gill Rd ($25,000) and 91 West Gill Rd (price not disclosed).

Camp Road and Camp Hill Road each had one transfer, both at the number 21 and both dated within a day of each other, July 23 and July 24, between the same two individuals, Dylan C. Grigsby and Lisa R. Sweeney. Neither transfer disclosed a price.

Among the four sales with disclosed prices, one exceeded $100,000 (25 West Gill Rd, $150,000), one fell between $50,000 and $100,000 (121 Boyle Rd, $75,000), and two were under $50,000 (137 Main Rd, $40,000, and 190 West Gill Rd, $25,000).

MARKET NOTES Four of the eight recorded transfers, exactly half, list a bank or credit union as buyer or seller. Greenfield Savings Bank appears twice as buyer (25 West Gill Rd and 121 Boyle Rd) and once as seller (2 Pine St, to Erica C. Masson, price not disclosed). TD Bank NA appears once as buyer (137 Main Rd), and Franklin First Federal Credit Union appears once as buyer (190 West Gill Rd).

Three of the eight transfers, at 21 Camp Rd, 21 Camp Hill Rd and 91 West Gill Rd, involve a grantor and grantee who share a surname, consistent with a transfer within the same family. The deed records do not state a reason for these transfers.

Bed, bath and square-footage figures were not available from the deed records for any property in this period.
