Gill's Three Disclosed Home Sales Span $25,000 to $150,000 in July-August

GILL -- Seven property deeds were recorded in Gill between July 17 and Aug. 15, but only three disclosed a sale price, ranging from $25,000 to $150,000 with a median of $40,000.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded seven property transfers in Gill during the four-week period. Sale price was disclosed in three of the seven deeds; the remaining four were recorded without a stated consideration amount, which is common for certain deed types. Among the three sales with disclosed prices, the range ran from $25,000 to $150,000, with a median of $40,000. Based on the raw count alone, seven recorded transfers is a modest total; because price information is missing from more than half the deeds, the period cannot be characterized as active or quiet beyond that count.

TOP SALES Only three of the seven recorded deeds included a disclosed sale price. Ranked from highest to lowest:

25 West Gill Road sold for $150,000 on Aug. 7. Troy Santerre was the seller and Greenfield Savings Bank was the buyer.

137 Main Road sold for $40,000 on July 27. William F. Kilpatrick was the seller and TD Bank NA was the buyer.

190 West Gill Road sold for $25,000 on July 27. Todd R. Giroux was the seller and Franklin First Federal Credit Union was the buyer.

The remaining four transfers, at 2 Pine Street, 21 Camp Road, 21 Camp Hill Road and 91 West Gill Road, were recorded with price not disclosed.

NEIGHBORHOOD BREAKDOWN West Gill Road had the most recorded activity of any street, with three transfers during the period: the $150,000 sale at 25 West Gill Road, the $25,000 sale at 190 West Gill Road, and an undisclosed-price transfer at 91 West Gill Road. Camp Road and Camp Hill Road, adjacent streets, each had one recorded transfer, both with price not disclosed and both involving the same two individuals, Dylan C. Grigsby and Lisa R. Sweeney, as parties. Main Road and Pine Street each recorded a single transfer: the $40,000 sale on Main Road and an undisclosed-price transfer on Pine Street. By price tier, all three disclosed sales fell under $500,000, with $25,000 to $40,000 accounting for two of the three and $150,000 the outlier on the high end.

MARKET NOTES A financial institution was the buyer in three of the seven recorded transfers: Greenfield Savings Bank at 25 West Gill Road, TD Bank NA at 137 Main Road, and Franklin First Federal Credit Union at 190 West Gill Road. A financial institution, Greenfield Savings Bank, was also the seller in a fourth transfer, at 2 Pine Street, where the buyer was Erica C. Masson. Two of the seven deeds, covering 21 Camp Road and 21 Camp Hill Road, list Dylan C. Grigsby and Lisa R. Sweeney as parties on both transactions; no price was disclosed for either. A transfer at 91 West Gill Road moved the property from Merri J. Bourbeau and Gary A. Bourbeau to Nathan D. Bourbeau and Tyler J. Bourbeau, a transfer among parties sharing a surname; no price was disclosed. Beds, baths and square footage were not available in the deed records for any of the seven transfers.
