Gill October Sales Split Widely as Only Two Prices Emerge

GILL -- The Franklin County Registry of Deeds recorded 10 property transfers in Gill during October 2026, but just two of them carried a recorded sale price, continuing a pattern of delayed price postings seen in recent reporting periods.

MARKET OVERVIEW Deeds recorded during the period show 10 transfers in Gill, including nine sales and one nominal-consideration transfer involving a utility company. Only two of the nine sales carried a recorded price as of this report: $17,818 and $75,000. With just two priced transactions, there is not enough data to calculate a statistically meaningful median. The remaining seven sales, more than three-quarters of the month's recorded transfers, are still awaiting price data at the registry, consistent with the typical lag of about a week before consideration amounts post.

TOP SALES The two sales with recorded prices were far apart in value, and no other transaction in the October dataset carries a price yet. 57 Ben Hale Rd sold for $75,000 on Oct. 14. Theresa A. Patnode was the seller; Greenfield Cooperative Bank was the buyer. 33 French King Hwy sold for $17,818 on Oct. 20. Ashlee N. Colwell was the seller; the U.S. Department of Housing and Urban Development was the buyer. No additional transactions can be ranked by price this month because the remaining seven sales have no recorded consideration amount yet.

NEIGHBORHOOD BREAKDOWN Main Road saw the most activity, with four separate transfers recorded at 223, 385, 464 and 10 Main Rd; none of them carry a price yet. Mountain Road had two transfers, at 291 and 27 Mountain Rd, also without recorded prices. The two sales with known prices, at 57 Ben Hale Rd and 33 French King Hwy, both fall under $500,000, the only price tier represented in this month's recorded data.

Several of the month's transfers list mortgage servicers, banks or housing agencies as a party: PNC Mortgage and PNC Bank NA at 223 Main Rd; Mortgage Electronic Registration Systems Inc. and Movement Mortgage LLC at 291 Mountain Rd; Franklin County Regional Housing Authority at 464 Main Rd; Greenfield Savings Bank at 385 Main Rd; PennyMac Loan Services LLC at 10 Main Rd; and Greenfield Cooperative Bank as buyer at 57 Ben Hale Rd. One transfer, listing no street address, moved land from Lyme Quabbin LLC to the Nature Conservancy. A separate nominal-consideration transfer at 226 West Gill Rd conveyed an interest from Denise A. Mayo, also listed as Denise A. Elwell, to NSTAR Electric Co. and Eversource Energy for a token amount under $10,000; it is not counted among this month's sales.
