ERVING -- Fourteen property deeds were recorded in Erving between July 3 and Aug. 1, but only five listed a sale price, and banks or lending institutions appeared as buyer or seller in 10 of those transactions.

MARKET OVERVIEW Fourteen deeds were recorded in Erving during the period, though sale prices were disclosed in only five of the transactions. Among those five, prices ranged from $60,000 to $204,047, with a median of $100,000. A volume of 14 recorded transfers in a single month is a notable count for a town of Erving's size, but the high share of undisclosed prices and the frequent presence of banks as buyers or sellers limit how much the recorded figures reveal about open-market conditions.

TOP SALES The highest-priced transaction was 18 Central St, which sold for $204,047 on July 24; the seller was Phyllis Hope Radcliff and the buyer was Rocket Mortgage LLC, with Mortgage Electronic Registration Systems Inc. named as nominee. At 21 East Main St, Erving Properties LLC sold to Greenfield Savings Bank for $176,000 on July 17. A parcel listed in registry records simply as "Erving, MA," with no street address given, sold the same day for $100,000, also from Erving Properties LLC to Greenfield Savings Bank. Two properties sold for $60,000 each on similar dates: 35 Moore St, sold by the Jillian F. Betters Investment Trust (Ryan S. Betters, trustee) to Greenfield Savings Bank on July 17, and 105 Old State Rd, sold by Norman W. and Teresa M. Foster to Greenfield Savings Bank on July 13.
