Disclosed Wendell Home Sales Span $46,000 To $200,000 In Summer

WENDELL -- Eleven properties changed hands in Wendell between July 10 and Aug. 8, but sale prices were recorded for only four of them, ranging from $46,000 to $200,000. Banks or credit unions appeared as either buyer or seller in six of the 11 transactions.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded 11 Wendell property transfers during the period. Among the four sales with a disclosed price, values ranged from $46,000 to $200,000, with a median of $105,000. The remaining seven transactions, nearly two-thirds of the total, did not include a recorded consideration amount. With only 11 total transactions and just four disclosed prices, the raw count offers limited basis for judging whether the period was active or quiet; no bed, bath or square-footage data was available from the deed records to add further context.

1 Wickett Pond Road sold for $200,000 on July 28. Joyce Flynn and Harold M. Flynn Jr. sold the property to Athol Credit Union.

128 Locke Hill Road sold for $130,000 on Aug. 3. Timothy Hanrahan and Jaime Hanrahan sold the property to Julia S. Flannery, trustee of the Locke Haven Trust.

174 West St. sold for $80,000 on July 24. Michael L. Skerry sold the property to Greenfield Savings Bank.

NEIGHBORHOOD BREAKDOWN

Jennison Road was the only street with more than one recorded sale: 216 Jennison Road sold for $46,000 on July 15, and 95 Jennison Road changed hands on July 31 with no price disclosed, transferring from Redevelopment A to Paul Diemand. The remaining nine sales were spread across nine different streets, including Bullard Pasture Road, Montague Road, Elm Street, Wendell Depot Road, John Quist Road and Plain Road, with no other street-level clustering evident in the data. Among the four disclosed sales, all fell under $500,000, split between two under $100,000 (216 Jennison Road at $46,000 and 174 West St. at $80,000) and two between $100,000 and $200,000 (128 Locke Hill Road at $130,000 and 1 Wickett Pond Road at $200,000).
