Disclosed Montague Home Sales Range From $65,000 To $300,000 In July

MONTAGUE -- Fourteen property transfers were recorded in Montague between July 3 and Aug. 1, but sale prices were disclosed in only three of those deeds, ranging from $65,000 to $300,000.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 14 property transfers in Montague during the four-week period, a pace of roughly one every two days. Of those, only three deeds disclosed a sale price, ranging from $65,000 to $300,000, with a median of $100,000 among the disclosed sales. The remaining 11 transfers, a majority of the month's total, carried no listed consideration amount, which is common for certain deed types and does not necessarily reflect market conditions.

TOP SALES The month's highest disclosed sale was 62 Seventh St., which sold for $300,000 on July 7. Jaime Ann Young was the seller; Greenfield Savings Bank was the buyer. At 33 Hillside Rd., the property sold for $100,000 on July 6; Jason W. and Stacey K. Massey were the sellers, and Greenfield Cooperative Bank was the buyer. The third disclosed sale, 31 Montague Ave., sold for $65,000 on July 6; Daniel James and Karlee Mae Drumgool were the sellers, and UMassFive College Federal Credit Union was the buyer. No other sale price was disclosed in the remaining 11 transactions recorded during the period.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one transfer this period. Old Stage Road had two transfers, at 68 Old Stage Rd. (July 10, price not disclosed) and 43 Old Stage Rd.
