Conway deed prices stay scarce as October closes with just two sales priced

CONWAY -- The Franklin County Registry of Deeds recorded 11 property transfers in Conway during October, but only two carried a sale price by the time records were compiled, leaving most of the month's market activity still undocumented in dollar terms.

MARKET OVERVIEW Eleven deeds were recorded in Conway between Oct. 2 and Oct. 31. Of those, two carried a recorded sale price, ranging from $80,000 to $100,000, with a median of $90,000 based on those two figures. One transfer was recorded for nominal consideration and is not counted as a market sale. The remaining eight transfers have no price on file yet, which is typical: sale prices often take about a week to appear in registry data after a deed is recorded. Based on the raw count alone, 11 recorded transfers is a moderate volume for the month, though with price data available for only two of them, the dollar-value tone of the market cannot yet be assessed.

TOP SALES Only two transfers in October carry a recorded sale price. The higher was 831 East Guinea Road, which sold for $100,000 on Oct. 27; sellers were Hannah Chmyzinski and Michael Chmyzinski, and the buyer was Greenfield Savings Bank. The second was 148 Hoosac Road, which sold for $80,000 on Oct. 30; the seller was Risa Sudolsky, and the buyer was Florence Bank. No beds, baths or square footage figures are available from deed records for either property. The remaining nine transfers recorded in October have no sale price available yet or were not market sales.

NEIGHBORHOOD BREAKDOWN East Guinea Road saw two transfers in October: the $100,000 sale at 831 East Guinea Road and a nominal-consideration transfer at 676 East Guinea Road, from Victor and Sharyn Trombley to Victoria C. Liimatainen and Rory D. Liimatainen. Old Crickett Hill Road also produced two recorded entries at 281 Old Crickett Hill Road (also listed in registry data as "Old Cricket Hill Road"), both dated Oct. 7 with Marguerite C. Gump, as trustee of the Marguerite C. Gump Revocable Trust, as seller; these appear to reference the same property under two spellings. By price tier, both of October's priced sales fall under $500,000; the remaining eight transfers cannot yet be sorted by price because no consideration amount has been recorded.

MARKET NOTES Several October transfers involved sellers identified as trustees, including at 42 North Hill Drive (Lynn Rubinstein and Joseph K. Shoenfeld, as trustees), 174 Shelburne Falls Road (Michele A. Turre, as trustee of the Michele A. Turre Revocable Trust) and the Old Crickett Hill Road entries involving the Marguerite C. Gump Revocable Trust. Banking institutions appeared on both sides of transactions this month: Florence Bank and Greenfield Savings Bank were buyers in the two priced sales, while Florence Bank and Florence Savings Bank were listed as sellers at 55 Ashfield Road, and Mortgage Electronic Registration Systems Inc. and Guild Mortgage Co. LLC were sellers at 288 Truce Road. No square footage or property-type data is available from the deed records to assess price-per-square-foot patterns or single-family versus multi-family mix this month.
