COLRAIN -- Seven property transfers were recorded in Colrain during October, but only two carried a sale price in the registry by month's end, ranging from $55,000 to $300,000.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded seven property transfers in Colrain between Oct. 2 and Oct. 31. Of those, two have recorded sale prices so far: $55,000 and $300,000, producing a median of $177,500. One transfer was a nominal-consideration transfer, which is not counted as a market sale. The remaining four transfers have no recorded price yet, which is typical for deed data and usually reflects a lag before pricing information is added to the registry, not a withheld figure. With five of seven transfers still lacking price data, the overall price level and tone of the October market cannot be fully assessed from this dataset alone.

TOP SALES

The two sales with recorded prices were

245 Ed Clark Rd., sold Oct. 6 for $300,000. The seller was listed as William E. Dyer, acting as personal representative, and the Estate of Harriet B. Dyer; the buyers were David E. Dyer and Barbara L. Dyer. The shared Dyer surname and the personal-representative and estate designations indicate this was an estate transfer within the family.

172 Call Rd., sold Oct. 7 for $55,000. The sellers were Viney Vidal and Francisco J. Vidal; the buyer was Greenfield Cooperative Bank.

The remaining five transfers, at 331 Ed Clark Rd., in Colrain generally (seller Michael J. Bailey Jr.), 459 Main Rd., 91 Foundry Village Rd. and 201 Thompson Rd., do not yet have recorded sale prices or, in the case of 91 Foundry Village Rd., involved only nominal consideration and are not ranked among sales.

NEIGHBORHOOD BREAKDOWN

Ed Clark Road saw two separate transfers in October: 245 Ed Clark Rd. ($300,000, estate transfer within the Dyer family) and 331 Ed Clark Rd. (price not yet available, seller Lisbeth A. Collins). No other street had more than one recorded transfer this period. Among the two sales with known prices, one falls under $100,000 (172 Call Rd., $55,000) and one falls in the $100,000-$500,000 tier (245 Ed Clark Rd., $300,000). No sales were recorded above $500,000 in October.

MARKET NOTES

October's seven transfers included a mix of transaction types beyond traditional sales. One transfer, at 91 Foundry Village Rd., was a nominal-consideration transfer from Gary L. Root and Joyce E. Root to Bradley Root and Douglas Root; the shared surname indicates a transfer within the same family, though the deed data does not state a reason. One transfer, the Colrain property sold by Michael J. Bailey Jr., moved the property into the Michael Joseph Bailey Jr. Revocable Trust, with Bailey himself named as trustee, indicating a transfer into his own trust rather than a sale to a third party. Two transfers, at 172 Call Rd. and 201 Thompson Rd., list financial institutions, Greenfield Cooperative Bank and UMassFive College Federal Credit Union, respectively, as the buyer. Deed records do not include bed, bath or square-footage data for any of the seven properties, and property type cannot be determined from street addresses or parcel descriptions.
