COLRAIN -- Franklin County Registry of Deeds recorded 11 property transfers in Colrain between July 17 and Aug. 15, but only one deed disclosed a sale price, leaving most of the period's activity without pricing data available to the public.

17 Coombs Hill Road is the only transfer in the period with a disclosed sale price: $57,294, recorded July 31. Sellers Adam W. Phillips and Alysia Phillips transferred the property to Amerisave Mortgage Corp. and Mortgage Electronic Registration Systems Inc. No bed, bath or square footage information was available in the deed record.

The next three most recent transfers did not disclose a price. 66 Reils Lane was recorded Aug. 11 with the seller listed as the Estate of Jim F. Warner; no buyer was listed in the record. 315 West Leyden Road was recorded Aug. 6, with Greenfield Savings Bank as seller and Karen K. Kane as buyer. 360 Wilson Hill Road was recorded Aug. 5, transferring from Jason L. Canaday and Kendra L. Canaday to Jason L. Canaday.

NEIGHBORHOOD BREAKDOWN

Coombs Hill Road was the only street with more than one recorded transfer in the period: 17 Coombs Hill Road ($57,294, July 31) and 2 Coombs Hill Road (price not disclosed, July 17, seller George Sweeney, no buyer listed). The remaining nine transfers were spread across nine other locations: Reils Lane, West Leyden Road, Wilson Hill Road, Greenfield Road, Thompson Road, Jacksonville Road, Franklin Hill Road, Thibodeau Drive, and one Colrain address recorded without a street number. Because only one sale in the period disclosed a price, transactions cannot be grouped into price tiers.

Several transfers in the period involved institutional or municipal sellers rather than individual homeowners.
