Charlemont Sale Prices Span $77,500 to $715,000 in Latest Deed Filings

CHARLEMONT -- Nine properties changed hands in Charlemont between June 26 and July 25, according to deeds recorded at the Franklin County Registry of Deeds, though a sale price was disclosed in only three of those transactions.

MARKET OVERVIEW Of the nine recorded transfers, three deeds included a stated consideration amount, ranging from $77,500 to $715,000. The median of those three disclosed prices was $675,000. The remaining six deeds did not list a sale price, which is common in deed records and does not necessarily mean no money changed hands. With price data available for only a third of the period's transactions, the raw count of nine recorded deeds is the clearest available measure of activity in Charlemont for the period, but that count alone is not sufficient to characterize the market as active or quiet.

TOP SALES The highest-priced transaction was 63 West Hawley Rd, which sold for $715,000 on July 1. The seller was Howard M. Krusz, as trustee of the Lawrence A. Krusz Investment Trust, and the buyer was Deerfield Valley Farms LLC. The second-highest was 421 Legate Hill Rd, which sold for $675,000 on July 20. Lea King, as trustee of the Lea King Trust, sold the property to James Edward Charron and Sarah Elizabeth Charron, both acting as trustees. The third disclosed-price sale was a property listed only as "Charlemont, MA," with no street address given in the deed, which sold for $77,500 on July 22. Warfield Realty LLC sold the property to James Edward Alexander and Lynne Ellen Alexander. No other deeds in this period included a sale price.

NEIGHBORHOOD BREAKDOWN Tea Street accounted for two of the nine sales -- 464 Tea St and 496 Tea St, both sold July 2 and June 26, respectively -- though neither deed disclosed a price. The remaining sales were spread across South River Road, Warfield Road, Potter Road, West Hawley Road, Legate Hill Road, and High Street, plus one property with no street address recorded. Among the three sales with disclosed prices, one fell below $100,000 and two were priced above $500,000; no sales in the $100,000-to-$500,000 range were recorded with a disclosed price during the period.

MARKET NOTES Three of the nine sellers were financial institutions: Greenfield Savings Bank (60 South River Rd), T Bank (89 Warfield Rd), and Hingham Institution for Savings (496 Tea St). None of those three deeds disclosed a sale price. Two deeds recorded July 2 involved the same two named sellers, Harold T. Hayward and Andrea G. Santos, who transferred 104 Potter Rd to Andrea Grace Santos and 464 Tea St to Harold Thomas Hayward -- transfers between the same two parties rather than sales to outside buyers. Two other transactions involved trusts as sellers: the Lea King Trust (421 Legate Hill Rd) and the Lawrence A. Krusz Investment Trust (63 West Hawley Rd), both among the period's disclosed-price sales. Deed records for this period did not include property type, square footage, or bedroom/bathroom data for any transaction, so no comparison of price per square foot or housing type is possible.
