Charlemont October Sales Show Wide Price Gap Between $25,000 and $400,000

CHARLEMONT -- Nine property transfers were recorded in Charlemont during October, but only three carried a sale price by the time records closed for this report, continuing the registry's typical lag in posting consideration amounts.

MARKET OVERVIEW Nine deeds were recorded in Charlemont between Oct. 2 and Oct. 31. Of those, three list a sale price, ranging from $25,000 to $400,000, with a median of $35,000. The remaining six transfers show "price not yet available," which is normal for recently recorded deeds and does not indicate the parties withheld the amount. Based on the nine recorded transactions, October activity looks comparable to a typical month for a small town, though the thin price data limits how much can be said about overall market direction.

TOP SALES 28 Schaefer Way sold for $400,000 on Oct. 2. The seller was James Roy Schaefer; the buyer was Greenfield Savings Bank. No bed, bath or square-footage data was available. 539 Legate Hill Road sold for $35,000 on Oct. 2. The seller was Anthony J. Tartaglia; the buyer was Franklin First Federal Credit Union. 79 East Hawley Road sold for $25,000 on Oct. 5. The sellers were Joseph G. and Patricia E. Bergeron; the buyer was Greenfield Cooperative Bank. The remaining six transfers recorded in October, at 9 Route 8A North, 552 South River Road, 520 Legate Hill Road, 66 Thunder Mountain Road, an unaddressed Charlemont parcel, and 54 Schaefer Way, do not yet have a recorded price.

NEIGHBORHOOD BREAKDOWN Schaefer Way: Two transfers were recorded on this street, both Oct. 2. At 28 Schaefer Way, James Roy Schaefer sold to Greenfield Savings Bank for $400,000. At 54 Schaefer Way, a transfer involving seller James R. Schaefer has no price yet on record. Legate Hill Road: Two transfers were recorded here as well. At 539 Legate Hill Road, Anthony J. Tartaglia sold to Franklin First Federal Credit Union for $35,000 on Oct. 2. At 520 Legate Hill Road, a transfer from Mortgage Electronic Registration Systems Inc. and Northpoint Mortgage Inc. to Elizabeth A. Bouyea, recorded Oct. 6, has no price yet. Other addresses: 9 Route 8A North (Operative Bank to Palmeri Properties LLC, Oct. 13), 552 South River Road (Franklin County Regional Housing Authority/Redevelopment Authority to Deane M. and Donna M. Billings, Oct. 6), 66 Thunder Mountain Road (seller Berkshire East Ski Resort LLC, Oct. 2) and an unaddressed Charlemont parcel (sellers East Rd Hawley and Greenfield Savings Bank to buyer Berkshire East Ski Resort LLC, Oct. 2) each stand apart, with no shared street pattern and no price yet recorded for any of them.
