Buckland sale prices range from $160,000 to $419,000 amid sparse disclosure

BUCKLAND -- Nine properties changed hands in Buckland between June 26 and July 25, but only two of those transactions disclosed a sale price in the deed record, limiting what conclusions can be drawn about the local market this period.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded nine Buckland property transfers during the period. Of those, only two included a disclosed consideration amount: $160,000 and $419,000. The median of the two disclosed prices was $289,500. With seven of nine deeds -- 78 percent -- filed without a sale price, the raw count of nine transactions cannot be characterized as active or quiet based on pricing data alone.

TOP SALES 143 Charlemont Rd sold for $419,000 on June 26, the only disclosed price above $300,000 this period. Sellers Mark C. Fiske and Debra J. Fiske transferred the property to buyers Paul Kocot and Diana Kocot.

134 Clesson Brook Rd sold for $160,000 on July 1. Sellers Pamela M. Guyette and Herbert R. Guyette transferred the property to Greenfield Cooperative Bank.

No other transactions in this period included a disclosed sale price, so no additional entries can be ranked among the top sales.

NEIGHBORHOOD BREAKDOWN None of the nine recorded addresses shared a street name during this period -- transactions were spread across Cross Street, Dungarvin Drive, Rand Road, Sears Street, Clesson Brook Road, William Street, State Street and Charlemont Road, plus one transfer listed without a street address. Because pricing was disclosed for only two of the nine sales, a price-tier breakdown is limited: both disclosed sales -- $160,000 and $419,000 -- fall under the $500,000 mark. Pricing for the remaining seven properties was not available in the deed filings, so they cannot be placed into a tier.
