Bernardston October Sales Show Wide Price Gap From $15,000 to $559,625

BERNARDSTON -- Eleven property transfers were recorded in Bernardston between Sept. 25 and Oct. 24, but only four carried a sale price by the registry's latest data, leaving the bulk of the month's activity still pending price disclosure from the Franklin County Registry of Deeds.

MARKET OVERVIEW The registry recorded 11 sales in the period. Of those, four included a sale price, ranging from $15,000 to $559,625, with a median of $362,182 based on those four transactions. The remaining seven sales show "price not yet available," which typically means the figure has not yet reached the registry's data, not that it was withheld. With 11 recorded transfers, the raw count suggests a fairly active month for deed filings in Bernardston, though the limited pricing data makes it difficult to characterize overall market direction.

The seller was Paul M. Laude and Sandra A. Laude; the buyer was Greenfield Cooperative Bank. 95 Haigis Branch Rd. sold for $324,365 on Oct. 16. The seller was Pavel Belogour and Christina Belogour; the buyer was Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. 24 Gill Rd. sold for $15,000 on Oct. 5. The seller was Steven Duffany and Steven Frederick Duffany; the buyer was PeoplesBank.

NEIGHBORHOOD BREAKDOWN Gill Road saw two recorded sales in the period, at 44 Gill Rd. ($400,000) and 24 Gill Rd. ($15,000), both closing Oct. 5. Bald Mountain Road also had two transfers, at 163 Bald Mountain Rd. (Oct. 16) and 296 Bald Mountain Rd. (Sept. 30), neither with a price yet available. Brattleboro Road likewise recorded two transfers, at 56 Brattleboro Rd. (Oct. 5) and 914 Brattleboro Rd. (Oct. 1), both also without a recorded price so far. The remaining five sales, at 163 Bald Mountain Rd., 315 Martindale Rd., 55 Huckle Hill Rd., 74 W Mountain Rd. and the two Bald Mountain Rd. properties, are spread across separate streets. By price tier, three of the four priced sales fall under $500,000 ($15,000, $324,365 and $400,000), while one, 137 Parmenter Rd., exceeds $500,000.

MARKET NOTES Eight of the 11 recorded transfers list a bank, credit union or mortgage company as either the grantor or grantee, including Navy Federal Credit Union, Rocket Mortgage LLC, Freedom Credit Union, Northpoint Mortgage Inc., Citizens Bank NA, Greenfield Cooperative Bank, PeoplesBank and Cross River Bank. That pattern spans more than half of this month's filings. The $15,000 sale at 24 Gill Rd. is notably lower than the other three priced transactions, which ranged from $324,365 to $559,625. One transfer, at 296 Bald Mountain Rd., lists Michael A. Deane as both seller and buyer, with Alison M. Dembek as a co-seller; the deed data does not indicate the reason for the transfer. Bedroom, bathroom and square-footage figures are not available from deed records for any of the 11 properties.
