Bernardston Home Sales Range From $42,500 To $500,000 In July

BERNARDSTON -- Fourteen property deeds were recorded in Bernardston between July 10 and Aug. 8, but only four disclosed a sale price, leaving most of the period's transactions without public pricing data.

MARKET OVERVIEW Fourteen deeds were recorded in Bernardston during the four-week period. Of those, four transactions disclosed a sale price, ranging from $42,500 to $500,000, with a median of $442,500 among the disclosed sales. The remaining 10 records, roughly seven in 10 of the total, did not include a consideration amount. Fourteen recorded deeds over four weeks represents a moderate volume of activity for the town, though with price data missing from most records, the figures available offer only a partial view of the local market.

TOP SALES Two properties tied for the period's highest recorded price at $500,000. Wendolyn J Abramson Revocable Trust and Mark D Abramson, as trustee, sold 372 Eden Trl to Greenfield Savings Bank on July 21. Edwin C Gray and Matthew C Gray sold 4 Brattleboro Rd to Farm Credit East ACA on July 17. The third-highest recorded sale was 42 W Mountain Rd, which sold for $385,000 on July 29. Matthew D Killeen was the seller; Mitchell A Rousseau and Kaitlin M Rousseau were the buyers. The lowest disclosed sale was 631 Fox Hill Rd, which sold for $42,500 on July 15. Claudia Vearling was the seller and Kristie M Timberlake was the buyer. No other transactions in the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Two streets each saw two recorded transfers during the period. On Fox Hill Road, 631 Fox Hill Rd sold for $42,500 on July 15, while 238 Fox Hill Rd, sold by W Shawn McMillan, did not disclose a price or list a buyer. Mortgage Electronic Registration Systems Inc. and Movement Mortgage LLC were listed as sellers of 105 Bald Mountain Rd, with no buyer listed in the record. None of these transactions disclosed a sale price. One transfer recorded July 17 listed no street address: Stephen D Messer as sole seller and Stephen D Messer and Matthew D Messer as buyers, adding a second family member to the title.
