Bank-Owned Transfers Dominate Erving's Late-July Deed Recordings

ERVING -- Ten property transfers recorded at the Franklin County Registry of Deeds between July 17 and Aug. 15 ranged from $60,000 to $260,000, with more than half the recorded deeds naming a bank or mortgage company as either buyer or seller.

Ten sales were recorded in the period. Prices ranged from $60,000 to $260,000 among the six transactions with disclosed consideration; the median sale price was $138,000. Four of the 10 recorded deeds did not disclose a sale price, which is standard for certain deed types and does not by itself indicate anything about the transaction. Based on raw count alone, 10 recordings in a one-month window is a modest but not unusual volume for a small town; the data does not include prior-period figures for comparison.

The highest-priced disclosed sale was 6 Moore St., which sold for $260,000 on July 29. The sellers were Tina Wenger and Renny J. Skiathitis; the buyer was Greenfield Savings Bank. At 18 Central St., the property sold for $204,047 on July 24; the seller was Phyllis Hope Radcliff and the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. The property at 21 East Main St. sold for $176,000 on July 17; the seller was Erving Properties LLC and the buyer was Greenfield Savings Bank. At 1 Moore St., the sale price was $100,000, recorded July 29, with Kimberly M. Skyrm as seller and UMassFive College Federal Credit Union as buyer. A fifth transfer, at 35 Moore St., sold for $60,000 on July 17; the seller was Ryan S. Betters, trustee of the Jillian F. Betters Investment Trust, and the buyer was Greenfield Savings Bank.

Moore Street saw the most recorded activity of any street in the period, with three separate transfers: 6 Moore St. ($260,000), 1 Moore St. ($100,000) and 35 Moore St. ($60,000). By price tier among the six disclosed sales: three sold under $150,000 (1 Moore St. at $100,000; an Erving parcel with no street address listed at $100,000; and 35 Moore St. at $60,000); two sold between $150,000 and $250,000 (21 East Main St. at $176,000 and 18 Central St. at $204,047); and one sold above $250,000 (6 Moore St. at $260,000). The four transactions with no disclosed price were at 90 Mountain Rd., 4 Church St., 46 River Rd. and 23 Strachan St.

A notable pattern in this period is the frequency of banks and mortgage-related entities appearing as grantees: Greenfield Savings Bank is listed as buyer in five of the 10 recorded deeds (6 Moore St., 21 East Main St., the unaddressed Erving parcel, 35 Moore St. and 46 River Rd.), and Mortgage Electronic Registration Systems Inc. appears as a party in two others (90 Mountain Rd. and 18 Central St., the latter alongside Rocket Mortgage LLC). UMassFive College Federal Credit Union is buyer on one deed (1 Moore St.). Of the 10 recorded transfers, only one, 23 Strachan St., shows a bank as seller (Truist Bank) conveying to individual buyers, Leon E. Terault and Phyllis G. Terault.
