Whately home prices span $64,908 to $375,200 in latest deed filings

WHATELY -- Franklin County Registry of Deeds records show 10 property transfers in Whately between July 24 and Aug. 22, but just four included a disclosed sale price, ranging from $64,908 to $375,200.

Ten sales were recorded in the town during the period. Of those, four listed a consideration amount, with a price range of $64,908 to $375,200 and a median of $182,500. The remaining six transfers, examples include Mortgage Electronic Registration Systems Inc.'s discharge to new owners and a trust conveyance, recorded no consideration amount, which is standard for foreclosure-related, trust, estate and lender transactions. Because 60% of the period's transfers carried no disclosed price, the four available figures offer only a partial view of market value during this window.

TOP SALES

45 North St. sold for $375,200 on Aug. 11. Thomas D. Sadoski was the seller; Freedom Credit Union was the buyer, according to the deed record.

239 River Road sold for $290,000 on July 31. The seller was listed as the Estate of Francis C. Sobieski Jr., with Francis G. Sobieski as personal representative; Sarah Xiques and Lewis Goldstein were the buyers.

52 Webber Road sold for $75,000 on Aug. 3. Angelia Bisbee was the seller; UMassFive College Federal Credit Union was the buyer.

116 Christian Lane sold for $64,908 on Aug. 11. Lisa C. Gustavsen was the seller; the deed lists Mortgage Electronic Registration Systems Inc. and Holyoke Credit Union as buyers.

The remaining six recorded transfers, at 168 Chestnut Plain Road, 60 State Road, 178 Chestnut Plain Road, 36 Swamp Road, 200 Chestnut Plain Road and an unaddressed parcel, carried no disclosed sale price.

NEIGHBORHOOD BREAKDOWN

Chestnut Plain Road saw the most activity of any street, with three separate transfers recorded during the period: 168 Chestnut Plain Road (Aug. 18, price not disclosed, from Meredith H. Morrison, trustee), 178 Chestnut Plain Road (Aug. 13, price not disclosed, Mortgage Electronic Registration Systems Inc. to Hope and John Ogletree) and 200 Chestnut Plain Road (Aug. 4, price not disclosed, from Ellen S. Burt, trustee, and the Ellen S. Burt Trust). No other street recorded more than one transfer.

Among the four disclosed-price sales, one fell under $100,000 (116 Christian Lane, $64,908), one fell between $100,000 and $250,000 (52 Webber Road, $75,000, which is under $100,000 as well, revised: two sales were under $100,000), and two exceeded $250,000 (239 River Road at $290,000 and 45 North St. at $375,200).
