Only two of nine Shelburne deeds this month disclose a sale price

SHELBURNE -- Nine properties changed hands in Shelburne between June 19 and July 18, according to newly recorded deeds at the Franklin County Registry of Deeds, but sale prices were disclosed in only two of those transactions.

MARKET OVERVIEW

The registry recorded nine deed transfers in Shelburne during the period. Of those, only two listed a sale price: $100,000 and $405,000, producing a reported price range of $100,000 to $405,000 and a median of $252,500. With seven of nine transfers showing no disclosed consideration, the two-price sample is too small to characterize the broader market as active or quiet based on price alone. The raw count of nine transfers is the most complete measure available for the period.

TOP SALES

139 Main St. sold for $405,000 on June 26. Gray Albert E Jr. and Jann Angela M. sold the property to Katherine Capcara. Bed, bath and square footage figures were not available from the deed record.

97 Smead Hill Rd. sold for $100,000 on July 10. Justin R. Norman and Asha G. Cahillane sold the property to Greenfield Cooperative Bank. No bed, bath or square footage data was available.

The remaining seven transfers in the period did not disclose a sale price: 137 Main St. (July 13), 110 Main St. (July 9), 278 Old Greenfield Rd. (July 6), 10 Bridge St. (July 1), a Stewart family transfer with no listed street address (June 25), 474 Little Mohawk Rd. (June 23) and 163 Zerah Fiske Rd. (June 22).

NEIGHBORHOOD BREAKDOWN

Main Street was the most active street in the period, with three separate transfers recorded: 137 Main St. (July 13), 110 Main St. (July 9) and 139 Main St. (June 26). Only the 139 Main St. sale disclosed a price. The remaining six transfers were spread across six different streets or areas -- Smead Hill Road, Old Greenfield Road, Bridge Street, Little Mohawk Road, Zerah Fiske Road and one unaddressed Shelburne parcel -- with no other street-level clustering evident in the data.

Several of the period's transfers involved financial institutions or corporate entities rather than individual buyers or sellers.
