Only Three Of Ten Northfield Deeds Disclose Sale Prices This Period

NORTHFIELD -- Ten properties changed hands in Northfield between June 19 and July 18, but only three deeds disclosed a sale price, and eight of the 10 transactions listed a bank, credit union, or mortgage-registration entity as either buyer or seller.

MARKET OVERVIEW Franklin County Registry of Deeds records show 10 Northfield property transfers recorded during the period. Of those, three disclosed a sale price, ranging from $200,000 to $600,000, with a median of $400,000. The remaining seven transactions listed no consideration amount, which is common for certain deed types and does not necessarily indicate the properties were transferred without payment. By raw count, 10 recorded transfers in a month is a notable volume for a town the size of Northfield, though the scarcity of disclosed pricing limits how much can be said about value trends this period.

TOP SALES The highest-priced transaction was 173 Main St., which sold for $600,000 on July 7. The seller was listed as Shawn R. Foster and Melissa M. Foster, and the buyer as Citizens Bank NA. The second-highest disclosed sale was 304 Millers Falls Rd., which sold for $400,000 on June 29; the seller was listed as Robert F. Fuller and Diane M. Fuller, and the buyer as Greenfield Cooperative Bank. The third disclosed sale was 109 Hinsdale Rd., which sold for $200,000 on July 1; the seller was listed as Janet M. Kelley, and the buyer as Greenfield Cooperative Bank. No other transactions in this period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Winchester Road was the only street with more than one recorded transfer: 23 Winchester Rd. (sold July 8, price not disclosed, seller Patrick Corry and Mary Kate Corry, buyer Thomas Aquinas College) and 184 Winchester Rd. (sold June 24, price not disclosed, seller Workers Credit Union and Workers Federal Credit Union, buyer Melissa A. Barton). The remaining eight transfers were spread across separate streets -- Main Street, Gulf Road, Hinsdale Road, Pine Meadow Road, Millers Falls Road, Parker Avenue, Glen Road, and one unaddressed Northfield parcel -- with no other street repeating.
