Only Three of Deerfield's 12 July Deeds Disclosed a Sale Price

DEERFIELD -- Twelve property transfers were recorded in Deerfield between July 3 and Aug. 1, but only three of the deeds listed a sale price, according to Franklin County Registry of Deeds records reviewed for this report.

MARKET OVERVIEW Twelve sales were recorded in town during the period. Of those, three deeds disclosed a purchase price, ranging from $141,000 to $900,000, with a median of $299,900 among the disclosed-price sales. The remaining nine transfers listed no consideration, which is common for certain deed types, including trust transfers, transfers involving financial institutions, and municipal tax-title conveyances, several of which appear in this month's filings. Because nine of 12 recorded transfers carried no price, the raw count of 12 does not by itself indicate how active the sale-price market was during the period.

TOP SALES 28 Captain Lathrop Drive sold for $900,000 on July 9. Sellers Matthew F. Russo and Kimberly S. Russo transferred the property to the Cwiertnia Revocable Trust, with Matthew Cwiertnia listed as trustee. A second deed for the same address, recorded the same day with the sellers' names reversed, listed no price and no buyer.

70 Stillwater Road, Units B and D, at Pine Tree Acre Condo, sold for $299,900 on July 9. The sellers were listed as the Stillwater Rd Unit D Pine Tree Acre Condo entity and Lisa E. Woods; the buyer was Amanda Warren. A separate deed recorded the same day listed Amanda Warren as seller, with no address or buyer specified in the data.

340 Greenfield Road sold for $141,000 on July 6. Sellers Joseph E. Carey and Kristin M. Carey transferred the property to Holyoke Credit Union. No other deeds recorded in July listed a sale price.

NEIGHBORHOOD BREAKDOWN Price tiers: Among the three disclosed-price sales, two fall under $500,000 -- 340 Greenfield Road ($141,000) and the Stillwater Road condo ($299,900) -- and one exceeds $500,000, the $900,000 Captain Lathrop Drive sale. Price not disclosed: Nine transfers carried no listed consideration: 21 Mountain Road, 21 Lee Road, 42 Graves Street, 126 Sand Gully Road, 14 Steam Mill Road, 194 Lower Road, 71 Mathews Road, the second Captain Lathrop Drive deed, and the second Stillwater Road-related deed. Repeat addresses and buyers: Two deeds were recorded July 9 for 28 Captain Lathrop Drive, both involving sellers Matthew F. and Kimberly S. Russo. Two separate properties, 14 Steam Mill Road and 194 Lower Road, were both transferred July 6 from the Deerfield Town Treasurer to the same buyers, Carl G. and Angela F. Burwick.

MARKET NOTES Several July transfers involved institutional or municipal grantors rather than individual sellers acting alone: Freedom Credit Union conveyed 21 Mountain Road to Carole E. and Timothy F. Moynihan; PeoplesBank conveyed 42 Graves Street to Mark Dorsey Hart, trustee; the Deerfield Town Treasurer conveyed both 14 Steam Mill Road and 194 Lower Road to Carl G. and Angela F. Burwick; and Smith Charities Trust conveyed 71 Mathews Road to Angela S. V. King and Douglas R. Kremm. In one disclosed-price sale, 340 Greenfield Road, the buyer was a financial institution, Holyoke Credit Union, rather than an individual. The Stillwater Road transaction is the only disclosed-price sale identified in the data as a condominium unit; deed records do not specify property type for the Captain Lathrop Drive or Greenfield Road sales. Beds, baths, and square footage are not available from deed records for any of the 12 transfers recorded this period.
