Montague Home Sales Data Stays Thin as Institutional Transfers Dominate June Deeds

MONTAGUE -- Banks, mortgage servicers and government agencies appeared on one or both sides of the majority of the 14 property transfers recorded in Montague between June 12 and July 11, 2026, with only three transactions disclosing a sale price and conventional arm's-length residential sales difficult to identify amid the volume of institutional activity.

MARKET OVERVIEW Fourteen deeds were recorded in Montague during the four-week period, but the dataset's usefulness for tracking residential market values is sharply limited: only three of the 14 transfers carried disclosed consideration amounts, a disclosure rate of 21 percent. Among those three, prices ranged from $10,000 to $292,000, with a median of $25,000. That figure should be read with caution — it is derived from a small and unrepresentative slice of the full transfer volume. The majority of the period's recorded activity involved financial institutions, a municipal tax authority, or a government agency as one of the parties, rather than private buyers and sellers transacting at market prices.

TOP SALES The highest disclosed consideration in the period was $292,000, recorded June 18 at 7 Rod Shop Rd., where Skyjac Realty LLC transferred the property to Greenfield Savings Bank. The second-highest disclosed price was $25,000, recorded June 16 at 43 Millers Falls Rd., where Judith A. Jackman transferred the property to Community Bank NA. The period's lowest disclosed consideration — $10,000 — was recorded June 22 at 408 Montague City Rd., where Wayne H. Helms and Kathleen A. Helms transferred the property to Greenfield Savings Bank. All three top transactions involved a bank or credit institution as the receiving party; none represents a purchase by a private homebuyer at the disclosed price.

NEIGHBORHOOD BREAKDOWN Two streets appear more than once in the dataset. Turners Falls Road had recorded transfers at 65 and 121 Turners Falls Rd., both on June 22; neither carried a disclosed consideration. Millers Falls Road had transfers at 43 and 75 Millers Falls Rd., recorded June 16 and June 15 respectively; only the 43 Millers Falls Rd. transaction disclosed a price. The remaining 10 transfers were distributed singly across Canal Road, Rod Shop Road, Dell Street, Federal Street, Greenfield Road, Pleasant Street, Elm Street, Randall Road and Montague City Road, plus one entry recorded without a street address.

MARKET NOTES Financial institutions and government entities dominated the recording period. Banks or mortgage servicers appeared as grantor, grantee, or both in at least eight of the 14 transfers, including Greenfield Savings Bank (two transactions), Freedom Mortgage Corp. (two), and single appearances by Lakeview Loan Servicing, Community Bank NA, UMassFive College Federal Credit Union, Franklin First Federal Credit Union and Wells Fargo Bank NA. At 121 Turners Falls Rd., Freedom Mortgage Corp. transferred the property to the U.S. Department of Veterans Affairs. At 224 Greenfield Rd., debt-collection company Midland Credit Management Inc. received a deed from Jacqueline O'Sullivan. The town of Montague and a town tax authority were parties to two separate transfers recorded June 22, including a deed for a property on Canal Road. One transfer, at 8 Elm St. on June 15, is a trust conveyance: Jean G. Fontanella transferred the property to the J. Fontanella Trust, with herself named as trustee, and no consideration was disclosed. Two transfers appear to represent financial institutions conveying property to individual buyers — 487 Federal St. (Franklin First Federal Credit Union to Emily J. and Scott T. Ewell, June 17) and 72 Randall Rd. (Greenfield Savings Bank to Stephanie Keri and Teena Whitmore, June 15) — but neither disclosed a price. With only three consideration amounts on record for the period, no reliable statistical conclusion about market direction can be drawn from this data.
