Just two of 15 Bernardston deeds this period disclose a sale price

BERNARDSTON -- Fifteen property deeds were recorded in Bernardston between June 19 and July 18, but sale prices were disclosed in only two of them, leaving most of the period's transaction activity impossible to value.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 15 Bernardston transactions during the period, but only two carried a disclosed sale price: $17,978 and $300,000. The median of the two disclosed prices was $158,989. Judged purely on the raw count, 15 recorded deeds in a four-week span is a notable volume of paperwork moving through the registry for a small town, though with 13 of 15 transactions showing no consideration amount, the count reflects a mix of transaction types rather than a clear read on market value or pace.

NEIGHBORHOOD BREAKDOWN Bald Mountain Road accounted for six of the 15 recorded deeds -- at 105, 96 (two separate entries recorded the same day, July 9), 296, 51 and 116 Bald Mountain Rd -- making it by far the most active street in the period, though only one of those six transactions disclosed a price. The remaining nine transactions were spread across single addresses on Turners Falls Road, Fox Hill Road, South Street, Hartwell Street, Gill Road, Hillcrest Drive, Harwood Drive, Merrifield Road and one entry listed without a street address. By price tier, one transaction fell under $500,000 ($300,000), one fell under $50,000 ($17,978), and the remaining 13 had no disclosed price to place in a tier.

None of those 11 transactions disclosed a sale price except the July 7 sale of 12 South St to Greenfield Savings Bank. One pair of deeds -- both recorded June 30, involving 99 Hillcrest Dr and a second parcel listed without a street address -- transferred property from Louis C. and Anne M. Beaulieu individually to Louis C. Beaulieu and Anne M. Beaulieu as trustees, indicating a within-family trust transfer.
