Four disclosed Heath sales range from $50,000 to $85,000 this month

HEATH -- Eleven properties changed hands in Heath between June 19 and July 18, according to deeds recorded at the Franklin County Registry of Deeds, but sale prices were disclosed on just four of those transactions.

MARKET OVERVIEW The registry recorded 11 deed transfers in Heath during the period. Of those, four listed a sale price, ranging from $50,000 to $85,000, with a median of $73,950. Eleven recorded transfers in a four-week window is a notable volume for a town of Heath's size, though with price data available for fewer than half the deeds, the dollar volume of the month's activity cannot be fully assessed from this dataset.

51 Sherman Dr sold for $80,000 on June 22. Richard and Molly M. Benetti sold the property to Steven F. and Julie A. Smead.

54 Papoose Lake Dr sold for $67,900 on July 10. David and Kelly Belden sold the property to Catherine M. Perreault.

2 Modoc St sold for $50,000 on July 8. John S. Kawa sold the property to Diane and Paul McKeon.

No other deeds recorded during the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Hosmer Road saw two transfers: 10 Hosmer Rd, recorded July 15 with UMassFive College Federal Credit Union and Dana K. Davidson named on the deed and no price disclosed, and 136 Hosmer Rd, the month's top sale at $85,000.

Taylor Brook Road also saw two transfers, both recorded June 25. The Heath Town Treasurer conveyed 132 Taylor Brook Rd and 130 Taylor Brook Rd to the same buyers, Eric P. and Colleen A. Brenzel, on the same day. Neither deed disclosed a price.

Among the four disclosed-price sales, two fell under $75,000 (2 Modoc St at $50,000 and 54 Papoose Lake Dr at $67,900) and two fell between $75,000 and $100,000 (51 Sherman Dr at $80,000 and 136 Hosmer Rd at $85,000).

The remaining transfers -- 253 Route 8A, an unaddressed Heath, MA parcel tied to the Isles family, 43 Knott Rd and 267 South Rd -- were each single, undisclosed-price transactions with no shared street pattern.

MARKET NOTES Three of the 11 deeds involved transfers into or within family trusts, or between parties sharing a surname. The Route 8A property was conveyed from Arthur A. Schwenger and Carol E. Sartz to those same two names. Joshua Isles conveyed the unaddressed Heath, MA parcel to Orrin W. Isles, as trustee, and the Susan G. Isles Real Estate Trust. Elizabeth Behl, as trustee, conveyed 267 South Rd to the Elizabeth Behl Revocable Trust. None of these three deeds disclosed a price.

The two Taylor Brook Road parcels sold from the Heath Town Treasurer to the same buyers on the same day is the clearest geographic pattern in the period's data.
