Disclosed Greenfield home prices span $100,000 to $165,000 in early July

GREENFIELD -- Eighteen property deeds were recorded in Greenfield between July 3 and July 8, but only three of them listed a sale price, the highest a $165,000 transfer on Mill Street. The rest were recorded without a disclosed consideration amount, a common feature of deed data that limits how much of the period's market activity can be measured in dollar terms.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 18 property transfers involving Greenfield addresses during the period. Of those, three carried a disclosed sale price, ranging from $100,000 to $165,000, with a median of $105,000. The other 15 transfers -- including several involving banks, mortgage companies and a credit union as either seller or buyer -- did not include a sale price in the deed record. With price data available for only three of 18 recorded deeds, the raw count of 18 transfers cannot be characterized as active or quiet in dollar terms; the volume figure and the price figures should be read separately.

TOP SALES 9 Mill St. sold for $165,000 on July 8. The seller was listed as John Golden and Lisa Limont; the buyer was Sons LLC.

24 Fort Square East sold for $105,000 on July 7. The sellers were Karin E. Benson and William D. Benson; the buyer was Greenfield Savings Bank.

68 Haywood St. sold for $100,000 on July 8. The seller was Sarah G. Mitchell; the buyer was Greenfield Savings Bank.

No other transfers in the dataset included a disclosed sale price, so no additional transactions can be ranked among the period's top sales.

NEIGHBORHOOD BREAKDOWN Three streets each recorded two separate deed transfers during the period. On Haywood Street, 68 Haywood St. sold for $100,000 on July 8, while 82 Haywood St., also transferred July 8, carried no disclosed price; the seller there was listed as Bank of America NA and Mortgage Electronic Registration Systems Inc., with Lisa Devlin Robinson and Thomas E. Robinson as buyers. On Fort Square, 24 Fort Square East sold for $105,000 on July 7 with Greenfield Savings Bank as buyer, while a second deed for 24 Fort Sq., listing the same sellers, William and Karin Benson, was recorded the same day with no price disclosed and no buyer listed. On Mohawk Trail, two deeds -- for 470 Mohawk Trl Dr. and 470 Mohawk Trl. -- were recorded July 6, both listing Steven V. Campbell Est. and Belinda Campbell as personal representative among the sellers; one deed names Belinda Campbell as buyer. Among the three sales with disclosed prices, all fell below $500,000: $100,000, $105,000 and $165,000.

MARKET NOTES A bank, mortgage servicer or credit union appears as seller on nine of the 18 recorded deeds: Bank of America NA/MERS (82 Haywood St.), CrossCountry Mortgage LLC/MERS (57 Meadow Wood Dr.), Citizens Bank NA (27 Linden Ave.), Pioneer Valley Federal Credit Union (159 Chapman St.), Citizens Bank NA/Franklin American Mortgage Co. (247 Conway St.), MERS/Semper Home Loans Inc. (29 Hastings St.), Discover Bank/Capital One NA (17 Cedar St.), Hatch Bank (171 Leyden Rd.) and Greenfield Cooperative Bank (19 Arnold Ln.). Greenfield Savings Bank also appears as the buyer on two of the three disclosed-price sales, 68 Haywood St. and 24 Fort Square East. None of these nine deeds included a disclosed sale price. Two deeds show a transfer within the same family name: 15 Holland Ave., from Kevin M. Lamagdelaine and Bernadina M. Lamagdelaine to Bernadina M. Lamagdelaine, and 470 Mohawk Trl., from the Steven V.
