Deerfield's Few Disclosed Sales Cluster Tightly Between $50,000 and $100,000

DEERFIELD -- Fifteen property transfers were recorded in Deerfield between July 24 and Aug. 22, but only three carried a disclosed sale price, and banks, credit unions or mortgage companies appeared as either seller or buyer in nine of the 15 transactions.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 15 Deerfield property transfers during the period. Of those, three disclosed a sale price, ranging from $50,000 to $100,000, with a median of $100,000. The raw count of 15 recorded deeds does not by itself indicate whether the period was active or quiet; no prior-period figures were provided for comparison. What the data does show is that most of the period's transfers, 12 of 15, did not include a disclosed price, and a majority involved a financial institution as grantor or grantee rather than a conventional buyer-to-seller sale.

TOP SALES 408 Greenfield Road sold for $100,000 on July 27. The sellers were Amber Holbrook and Brandon Hale; the buyer was Greenfield Savings Bank. 21 Mountain Road sold for $100,000 on July 27. The sellers were Timothy E. Moynihan and Carole E. Moynihan; the buyers were Traders Trust Co. and T Bank. A Deerfield property recorded under the seller name "A Sand Gully Road Condo" and Jane Dery sold for $50,000 on July 27. The buyer was Greenfield Savings Bank. A specific street address was not included in the deed record. No other transfers in the period disclosed a sale price.
