Charlemont sale prices span $77,500 to $675,000 in July deeds

CHARLEMONT -- Six properties changed hands in Charlemont during the four weeks ending Aug. 1, but sale prices were recorded for only two of them, ranging from $77,500 to $675,000. The batch included transfers from a bank, a ski resort, and two family trusts.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded six Charlemont property transfers between July 3 and Aug. 1. Of those, only two deeds listed a consideration amount, ranging from $77,500 to $675,000, for a median of $376,250 among the disclosed sales. The other four transactions did not include a sale price in the registry data, which is common practice for certain deed types, including trust and bank transfers, and does not necessarily indicate distress or a nominal sale. With price data available for only a third of recorded transfers, the raw count of six sales is not sufficient on its own to characterize the month's market as active or quiet.

TOP SALES

421 Legate Hill Rd. sold for $675,000 on July 20. The seller was Lea King, trustee of the Lea King Trust; the buyers were James Edward Charron and Sarah Elizabeth Charron, as trustees.

A Charlemont property sold for $77,500 on July 22. Warfield Realty LLC was the seller; James Edward Alexander and Lynne Ellen Alexander were the buyers. The registry did not list a street address for this parcel.

The remaining four transfers recorded during the period did not disclose a sale price: 82 East Hawley Rd. (sold July 30, from Deerfield Valley Farms LLC to Lawrence A. Krusz, trustee of the Lawrence A. Krusz Investment Trust); 66 Thunder Mountain Rd. (sold July 29, seller Berkshire East Ski Resort); 143 Charlemont Rd. (sold July 23, sellers Newrez LLC and Mortgage Electronic Registration Systems Inc., buyers Mark C. Fiske and Debra J. Fiske); and 60 South River Rd. (sold July 15, seller Greenfield Savings Bank, buyer James R. Schaefer).

NEIGHBORHOOD BREAKDOWN

No street in this period's data had more than one recorded sale, so activity was spread across Legate Hill Road, East Hawley Road, Thunder Mountain Road, Charlemont Road, and South River Road, plus one unaddressed parcel. By price tier, the sole disclosed sale under $500,000 was the $77,500 Warfield Realty LLC transfer. The lone disclosed sale between $500,000 and $1 million was the $675,000 Legate Hill Road property. The four remaining sales, spanning East Hawley, Thunder Mountain, Charlemont, and South River roads, cannot be placed into a price tier because no consideration amount was recorded.

MARKET NOTES

Two of the six deeds involved institutional or bank sellers rather than individual homeowners: Newrez LLC and Mortgage Electronic Registration Systems Inc. transferred 143 Charlemont Rd. to Mark and Debra Fiske, and Greenfield Savings Bank transferred 60 South River Rd. to James Schaefer. Neither deed listed a sale price. Berkshire East Ski Resort also appears as a seller for 66 Thunder Mountain Rd., again without a disclosed price. Two of the six transfers involved trusts: the Legate Hill Road sale moved from the Lea King Trust to trustees James and Sarah Charron, and the East Hawley Road property moved from Deerfield Valley Farms LLC to the Lawrence A. Krusz Investment Trust. Bed, bath, and square-footage figures were not available in the deed data for any of the six properties, so no price-per-square-foot comparisons can be made this period.
