Charlemont Road Deal Anchors Wide Price Spread in Buckland Sales

BUCKLAND -- Nine deeds recorded in Buckland from June 19 to July 18, with disclosed sale prices ranging from $25,000 to $419,000. Only four of the nine transactions included a recorded sale price.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded nine Buckland property transfers during the period. Of those, four listed a consideration amount, ranging from $25,000 to $419,000, with a median of $158,500 among the disclosed-price sales. The remaining five transfers, including trust, estate and entity transactions, did not include a sale price. With more than half the period's deeds carrying no disclosed price, the raw sales count alone does not support a conclusion about how active the market was.

TOP SALES 143 Charlemont Rd sold for $419,000 on June 26. Sellers Mark C. Fiske and Debra J. Fiske transferred the property to Paul and Diana Kocot.

134 Clesson Brook Rd sold for $160,000 on July 1. Sellers Pamela M. Guyette and Herbert R. Guyette transferred the property to Greenfield Cooperative Bank.

72 Charlemont Rd sold for $157,000 on June 23. Sellers Douglas N. DeCoigne and Deborah M. DeCoigne transferred the property to Jeremy N. Lanoue and Nelson E. Lanoue.

12 Dungarvin Dr sold for $25,000 on July 9. Sellers John Taylor Powell and Lindsay Ruth Powell transferred the property to Greenfield Cooperative Bank and the Federal Home Loan Bank of Boston.

NEIGHBORHOOD BREAKDOWN Charlemont Road accounted for two of the period's sales: 143 Charlemont Rd ($419,000) and 72 Charlemont Rd ($157,000), the two highest and third-highest disclosed prices, respectively. Among sales with a disclosed price, one fell in the under-$500,000 tier ($25,000 at 12 Dungarvin Dr) alongside two more in the same tier ($157,000 and $160,000), and one, at 143 Charlemont Rd, exceeded $400,000. No sale in the period had a disclosed price above $500,000. The remaining five properties -- 11 Rand Rd, 17 Sears St, 38 William St, 124 State St and an unaddressed Buckland parcel -- had no disclosed price and cannot be placed into a price tier.

MARKET NOTES Two of the four disclosed-price sales, 134 Clesson Brook Rd and 12 Dungarvin Dr, named Greenfield Cooperative Bank as buyer; the Dungarvin Drive transaction also named the Federal Home Loan Bank of Boston as a buyer. The deed data does not indicate the reason for these transfers. One transfer, at 17 Sears St, moved the property from Clarence J. West and Clarence West to Clarence J. West and Jennifer R. West as trustees, a within-family trust transfer with no disclosed price. A separate transfer of an unaddressed Buckland parcel moved the property from McCusker Anderson LLC to Hanna Investment Group LLC, an entity-to-entity transaction, also with no disclosed price. Beds, baths and square footage were not available in the deed records for any property in this period.
