CHARLEMONT -- Ten property transfers recorded at the Franklin County Registry of Deeds between June 18 and June 30, 2026, point to steady turnover for a small rural community, though only two of the ten transactions carried disclosed sale prices, sharply limiting what the data reveals about current market values.

MARKET OVERVIEW Charlemont saw 10 deeds recorded over a 13-day span in late June 2026. Of those, two included stated consideration amounts: $200,000 and $325,000, placing the median for price-disclosed sales at $262,500. The remaining eight transfers carried no disclosed price, whether because they involved institutional parties, trust conveyances, or other arrangements that do not require a stated consideration under Massachusetts recording practice. The volume -- 10 transfers in under two weeks -- is notable for a small town, but with 80 percent of prices undisclosed, drawing conclusions about where Charlemont values stand requires caution.

TOP SALES The period's highest recorded transaction was the sale of 60 South River Road, Unit E3 at Deerfield River Club Condominium, which closed June 22 for $325,000. James Roy Schaefer was the seller; Pedro Vieira was the buyer. The deed also lists Deerfield River Club Condo as a co-grantor, consistent with condo association recordkeeping.

The only other sale with a disclosed price, 89 Warfield Road, transferred June 25 for $200,000. Barry Purinton was the seller. The buyer of record was Traders Trust Co. and T Bank, a banking institution.

NEIGHBORHOOD BREAKDOWN South River Road generated two recorded transactions on the same day, June 22. The first was the priced condo sale at Unit E3; the second involved a separate deed from Deerfield River Club Condominium Trust and its trustee, Frank Carroll, with no price disclosed. The Harmony area also produced two transfers, both recorded June 18: 14 East Harmony Road, where JH Deerfield Valley Properties was the seller, and 14 Harmony Heights, where Warren and Charlotte Brothers were the sellers.
