Whately Sales Span Wide Range From $65,000 to Nearly $500,000

WHATELY -- Nine properties changed hands in Whately between July 17 and Aug. 15, with recorded sale prices spanning from $64,908 to $494,700, according to Franklin County Registry of Deeds records.

MARKET OVERVIEW Nine transfers were recorded in the four-week period. Six of the nine disclosed a sale price; the other three, involving a bank, a mortgage company and a family trust, did not. Among the six disclosed sales, prices ranged from $64,908 to $494,700, with a median of $270,000. Nine recorded transfers over four weeks is a modest but steady volume for a town the size of Whately; the data set does not include prior-period figures, so no comparison to earlier months is possible.

TOP SALES The month's highest-priced transaction was 188 State Rd., which sold for $494,700 on July 21. Sellers Jordan R. Bryant Viencek and Joel D. Bryant, through an attorney, conveyed the property to DAS Acquisition Co. LLC, with Mortgage Electronic Registration Systems Inc. also named as a grantee.

At 45 North St., Thomas D. Sadoski sold the property to Freedom Credit Union for $375,200 on Aug. 11.

The estate of Francis C. Sobieski Jr., with Francis G. Sobieski as personal representative, sold 239 River Rd. to Sarah Xiques and Lewis Goldstein for $290,000 on July 31.

At 161 Christian Ln., Deborah Sadler sold the property to Neal Sadler and Carolyn Sadler for $250,000 on July 20.

Angelia Bisbee sold 52 Webber Rd. to UMassFive College Federal Credit Union for $75,000 on Aug. 3.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one transaction. Christian Lane had two transfers: 161 Christian Ln. sold for $250,000, while 116 Christian Ln., sold by Lisa C. Gustavsen to Mortgage Electronic Registration Systems Inc. and Holyoke Credit Union, brought $64,908. Chestnut Plain Road also had two transfers, both without disclosed prices: 200 Chestnut Plain Rd., conveyed by Ellen S. Burt as trustee of the Ellen S. Burt Trust, and 170 Chestnut Plain Rd., sold by Florence Bank and Florence Savings Bank to Stephen S. Kloc Jr. and Stephen S. Kloc. By price tier among disclosed sales, two fell under $100,000 (52 Webber Rd. and 116 Christian Ln.), two fell between $100,000 and $300,000 (161 Christian Ln. and 239 River Rd.), and two fell above $300,000 (45 North St. and 188 State Rd.).

MARKET NOTES Three of the nine transfers named a credit union or Mortgage Electronic Registration Systems Inc. as grantee, at 45 North St., 116 Christian Ln. and 52 Webber Rd., consistent with mortgage-related transfers rather than conventional buyer purchases. Two transfers had a bank or mortgage company as the seller: Mortgage Network Inc. and MERS conveyed 36 Swamp Rd. to Cynthia L. Streker, and Florence Bank and Florence Savings Bank conveyed 170 Chestnut Plain Rd. to the Kloc family. One transfer was within the same family: Deborah Sadler sold 161 Christian Ln. to Neal and Carolyn Sadler. One transfer, at 200 Chestnut Plain Rd., moved from an individual trustee to the trust itself. Six of the nine transactions, or two-thirds, disclosed a sale price. No bed, bath or square-footage data was available in the deed records for any property in this period.
